Position Summary :
The primary function of the Assistant Project Manager is to assist the project team with administration and management of all activities associated with the construction project. An Assistant Project Manager may also be assigned overall responsibility for a smaller project where appropriate.
Essential Functions and Responsibilities : Essential functions and Responsibilities include, but are not limited to :
Administrative Skills :
Assist and supervise the project team with setting up the project office
Review meeting minutes for accuracy and content prior to distribution
Management Skills :
Assist the Project Manager with the client invoice process
Supervise the management of material tracking (procurement)
Assist the Superintendent with the initial preparation and maintenance of schedules
Manage the Punch List and project closeout functions
Oversee the preparation and maintenance of the Submittal Logs
Oversee the preparation and maintenance of the Procurement Log
Represent CWD at Owner, Subcontractor and coordination meetings
Attend project meetings; host project meetings as required
Manage document control as it pertains to a specific project (RFIs, Submittals, meeting minutes, material tracking, etc.)
Negotiate Change Orders as required
Interpersonal / Personal Skills :
Establish and maintain positive and effective working relationships with all (client, architect, subcontractors, project team, various CWD departments)
Promote CWD “Values” with the project team, client and subcontractors
See that all company policies are administered in a fair and consistent manner
Motivate and contribute to the teamwork / morale of the project team
Mentor, coach and train as necessary to help subordinates achieve their career objectives
Technical Skills :
Assist the Project Manager in the formulation of the project budget and General Conditions
Assist in the documentation of all claims and litigation
Assist in the updating of the Project Status Report (PSR)
Assist the Project Manager with the preparation of subcontracts and Purchase Orders
Assist the Project Manager with cost control measures, Change Order Requests, Invoicing, Purchase Orders
Assist in the development of trade bid packages
Assist with the problem resolution pertaining to a specific project issue
Assist the Superintendent in implementing the project safety program
Qualifications Required :
Four-Year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field and a minimum of 4 -6 years of appropriate project management experience
Proficiency in basic computer skills (MS Word, Excel, Outlook)
Thorough understanding of construction administration processes, including contracts, construction documents, schedules, RFIs, submittals and material procurement
Advanced proficiency in P6 and Viewpoint applications
Effective oral and written communication skills
Effective negotiation skills
Effective time management and organization skills

Physical Demands : Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personal hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands, fingers, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, crawl. Work Environment : While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places, flumes or airborne particles, outside weather conditions and risk of electrical shock.
