The Disposition Manager is responsible for managing the sale of investment properties acquired by the company. This role involves developing and executing sales strategies, managing investor/buyer relationships, pricing and marketing properties, and negotiating contracts to ensure profitable and timely exits.
Key Responsibilities
Oversee the sale process for all assigned properties from marketing to closing, coordinating timelines, disclosures, and ensuring compliance with local regulations.
Grow and nurture a database of cash buyers, investors, agents, and wholesalers, maintaining ongoing relationships to facilitate repeat and referral business.
Assess current market conditions to price properties competitively, understanding buyer preferences, investment criteria, and trends to optimize deal flow.
Create and implement marketing strategies (e.g., email campaigns, property listings, investor blasts), collaborating with the marketing/ops team for materials and promotions.
Draft and review purchase agreements, negotiating price and terms to maximize ROI while ensuring buyer satisfaction.
Work closely with acquisitions, transaction coordinators, and legal/compliance to ensure a seamless deal process.
Maintain accurate records on CRM platforms (e.g., Podio, Salesforce, InvestorFuse) regarding leads, offers, buyer feedback, and transactions.
Qualifications
Proven experience in real estate investment sales, wholesaling, brokerage, or acquisitions/dispositions.
Strong negotiation and closing skills.
Working knowledge of real estate contracts and escrow processes.
Excellent interpersonal and communication skills.
Familiarity with CRM systems and real estate platforms (e.g., MLS, PropStream, REI tools).
Self‑starter with the ability to manage multiple deals and deadlines.
Real Estate License (preferred but not required, depending on jurisdiction).
Investment Management experience.
