Job Summary
Oversees and/or performs routine, preventive, and maintenance on building systems at Kaiser Permanente facilities and provides an environment that is safe for members and staff. This position consistently supports compliance and Kaiser Permanente’s Code of Conduct by adhering to federal, state, and local laws and regulations, accreditation and licenser requirements and Kaiser Permanente’s policies and procedures. In addition to defined technical requirements, the role is accountable for consistently demonstrating service behaviors and principles defined by the Kaiser Permanente Service Quality Credo, the KP Mission, and specific departmental/organizational initiatives. The individual must also consistently demonstrate the knowledge, skills, abilities, and behaviors necessary to provide superior and culturally sensitive service to each other, to our members, and to purchasers, contracted providers, and vendors.
Essential Responsibilities
Perform routine maintenance and repair in facilities including HVAC, electrical, plumbing, and mechanical systems in accordance with Regional Facility Standards, State, and Federal life safety codes.
Maintain basic computer skills, including Windows, Excel, and Word.
Perform maintenance and repairs at assigned facilities as directed by a Maintenance Supervisor.
Assure proper operation of building systems to maximize equipment reliability and energy efficiency, and perform plumbing, carpentry, and minor electrical work.
Work independently to troubleshoot building systems problems; when difficulties occur, request assistance from Facility Engineer II.
Perform all Environmental and Safety tasks in accordance with appropriate Occupational, Safety, and Health and Environmental Regulations.
Operate facilities in accordance with Local, State, and Federal EHS Regulations as well as best management practices and procedures.
Document steps or measures taken in performing tasks in accordance with EHS Regulations.
Participate in the EHS assessment process and perform the necessary tasks or operations to achieve compliance with assessment recommendations.
Serve as liaison/contact person for outside contractors and vendors.
Ensure upkeep of building grounds; report to the proper authority observations of any condition(s) that need attention around the exterior of the buildings, including parking lots and garages.
Understand the Theory of Operation of BAS and the specific sequence of operations of the systems in each building where assigned.
Respond to facility problems during working hours and while on call.
Assist and serve as backup to Facility Engineer II.
Maintain complete and accurate building equipment inventory.
Monitor and follow up on preventive maintenance vendors.
Perform other duties within field as assigned by immediate supervisor.
Basic Qualifications Minimum five (5) years of experience in the maintenance and repair of building systems in medical or industrial facilities, including:
Three (3) years of HVAC experience, including working with chillers (air and water cooled), package units, direct expansion, split systems, and variable refrigeration systems.
Two (2) years of experience working with and performing maintenance on boilers or similar equipment.
High School Diploma or equivalent combination of education, training, and experience is required.
Stationary Engineering License - Grade 3 (Maryland) within 12 months of hire OR Class 3 - Steam and Hot Water Heating Boiler Engineer License (District of Columbia) within 12 months of hire.
Driver’s License (in location where applicable).
Universal Chlorofluorocarbons Certificate.
Additional Requirements
Ability to read blueprints and electrical schematics is required.
Experience in mechanical and electrical systems is required.
Familiarity with life safety codes, NEC, OSHA, NFPA, ASME boiler codes, and regulations for ambulatory health care is required.
Minimum Requirement - Essential (Physical) Functions (bending, lifting, mobility):
Lift 50 lbs.
