Minneapolis Institute of Art (Mia) is seeking a Building Services Manager. This full-time, exempt role is onsite with a salary of $85,000 - $88,500. The role emphasizes maintenance of building components, including locks/doors, roofs, walls, office moves, and janitorial, and coordinates scheduled, preventative, and proactive work related to building systems. Responsibilities

Oversee building service delivery; supervise the repair and maintenance of facilities and equipment and custodial operations on the Mia campus; assess facility condition and performance; monitor progress and prioritize work orders, preventative maintenance, and repairs.

Develop and implement service level expectations for timely response, updates, and cleaning; work with staff to build a robust preventive maintenance program; inspect buildings, site, and equipment to determine needs and set schedules; create reports on efficiency and effectiveness.

Maintain and update CMMS; manage service contracts; procure parts, tools, equipment, and supplies; track and review budget related to repairs and maintenance; review and maintain replacement parts inventory; ensure permits and licenses are current.

Lead and coordinate emergency response to campus emergencies; provide department leadership in the absence of Head of Facilities.

Plan, schedule, and manage complex building maintenance, operation, repair, and custodial activities; lead staff and coordinate with the Head of Facilities on short- and long-term capital projects related to the physical plant; communicate project plans and impacts to Mia staff and partners.

Qualifications

Vocational or college degree, preferably related to building operations and management, or a closely related field; relevant experience in building maintenance and operations, including planning and scheduling complex repairs and upgrades and preventive maintenance for multiple facilities.

Minimum of three years of related work experience leading hands-on, technical work; comfort and familiarity with construction, building care, and after-hours/weekend emergencies as needed.

Ability to respond to after-hours and weekend emergencies as needed; experience in a cultural institution is a plus.
