Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with local, state, and federal laws and in accordance with SFCM Management Contract with the Association Responsible for managing staff and oversight of site operations including building maintenance, finances, administration of service contracts and compliance with laws and governing documents Community Association Managers are certified and licensed by the State of Florida for Community Association Management (CAM) Serve the Association and Board of Directors by assisting them in implementing short-term and long-term plans for the community Works closely with the Board of Directors to manage and operate the community, facilitate solutions to problems between communities and internal support staff Supervisory Responsibilities

Supervises and manages subordinates and is responsible for overall direction, coordination, and evaluation of employees of the Association Carries out supervisory responsibilities in accordance with Association’s policies and applicable laws Responsibilities include interviewing, hiring, training, planning, assigning, and directing work, conducting performance evaluations on a quarterly basis, rewarding and disciplining employees, addressing complaints and resolving problems Knowledge, Skills, Abilities

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily Must possess strong managerial background Strong working knowledge of customer service principles and practices Analytical: ability to read, analyze, and interpret technical procedures, condominium documents, leases, notices, insurance binders and policies, violations, regulations or documents with a similar degree of complexity Strong customer service, communication and interpersonal skills; attention to detail Educational and/or Experience Requirements

College degree or a minimum of 2 years’ experience or training in condominium property management or equivalent combination of education and experience Good command of the English language, both written and verbal Thorough knowledge of professional business practice when representing SFCM Certificates, Licenses, Registrations

Licensed CAM in the state of Florida Valid Florida Driver’s License Essential Duties and Responsibilities

CAM Property Manager is primarily responsible for managing a condominium complex by performing duties personally or through management of Association employees Acquires and maintains current knowledge of state regulatory agency statutes and Association’s community documents, policies and procedures Analyzes advantages and disadvantages of alternative solutions to problems and makes recommendations to the Board of Directors Perform regular property inspections Provides leadership and direction to effectively manage relationships with other groups, e.g. Master Association and service providers Develops and maintains an effective plan for unit owner/resident relations and service quality Defines and implements goals relating to internal and external customers Develops and submits complete and accurate annual budgets Initiates contact with new unit owners/residents to coordinate move-in, provide orientation, explain rules and services Manages relationships to ensure service quality and timely resolution of concerns Ensures property improvement and construction projects are completed on time and within budget Maintains industry contacts and relationships through networking Supervises projects performed by Maintenance Supervisor Sets high performance standards and follows up to ensure service quality Communicates professionally and promptly; maintains professional relationships with Board, owners, residents, and vendors Runs board meetings when necessary per Robert’s Rules of Order or Bylaws Creates management reports with findings and recommendations for the board Prepares professional presentations of reports, budgets, bids, etc. Supports Association’s philosophy and policies; contributes to policy improvements Observes safety standards and maintains a safe work environment Follows directions from the Board and completes them conscientiously Organizes time effectively and balances multiple projects Schedules vacations with backup planning Addresses Worker Compensation incidents promptly Submits updated contract lists; monitors contracts; communicates timely cancellations and completes calendar and financials Maintains contact with insurance, fire protection, police, and other agencies to ensure code compliance Maintains accurate records and communications for the Association office Updates bulletin boards and newsletters; communicates with Unit Owners and residents Completes employee evaluations, staff meetings, and shift briefings Updates action lists and bid analyses; uses RFPs for bids Investigates disturbances, violations, or complaints and resolves per Board regulations Processes violations and work orders; manages collections and delinquencies; directs staff activity Directs activities of maintenance, security, front desk/concierge, grounds staff and contractors; ensures a secure environment Manages cash balances and project funding; reviews financial statements Monitors aging reports and refers delinquencies for timely action Maintains equipment maintenance logs; creates preventive maintenance plans Creates work schedules and daily plans for staff Attends board, budget, and annual meetings; records minutes Oversees contract service providers (exterminators, trash, major repairs, pool management) Maintains CAM license Language Skills

Must be able to communicate orally and in writing in English Excellent verbal communication skills; fluent in English and Spanish Notes
