The Project Manager is responsible for the planning and overall management of construction projects, ensuring they are delivered on time and within budget.
Responsibilities
Manage multi-million-dollar multifamily construction projects from concept to completion
Participate in pre-bid meetings to assist the preconstruction team with value engineering
Develop scopes of work and perform project buyout
Negotiate contracts with subcontractors and other third parties
Evaluate contractor performance to ensure contractual obligations are being met
Review RFI’s, submittals, and shop drawings
Manage and process pay applications and change order requests
Identify, report, and resolve any issues that may impact the budget or schedule
Act as liaison between architects, engineers, inspectors, and subcontractors
Attend regular project/progress report meetings
Partner with Superintendent on overall project performance
Direct and mentor subordinate staff, i.e. Assistant Project Managers, Project Engineers
Perform periodic site visits to inspect progress and quality of work
Qualifications
Bachelor’s Degree in construction-related field
Minimum 3 years’ experience as a Project Manager running ground up Commercial and/or Mission Critical (Data Center) projects
Proficiency in construction computer software and Microsoft Office
Strong organization and time management skills
Excellent interpersonal and negotiation skills
Superior verbal and written communication
