Job Summary
The Maintenance Storeroom Manager will oversee the day-to-day operations of the Maintenance Storeroom and any staff assigned to support/improve the physical organization or processes for operating the Maintenance Storeroom. Determine required parts, materials and equipment and proper min/max levels for each. Order parts, materials and equipment as needed per established min/max levels. Maintain and track inventory levels and generate required reports. Maintain and update critical spare parts list identifying any needed parts to be added to storeroom inventory and recommend needed parts through op-ex or cap-ex process. Maintaining cleanliness of storeroom and receiving areas. Work with Planner/Scheduler to kit parts, materials and equipment for work orders to be scheduled for crews to execute.
Essential Duties & Responsibilities
Provide best inventory processes for the maintenance crib storeroom operation and compliance to Inventory Management metrics. Will follow procurement policies and procedures relative all acquisition activities.
Leverage internal sourcing capabilities for materials contingent on and in compliance to procurement policies and procedures.
Develop and manage supplier rating process and metrics to measure supplier performance on a monthly basis and provide management performance documentation to drive corrective action plans.
Obtain product specifications, performance standards, product standards, required lead times, quality standards and other similar documentation pertaining to stock parts.
Acquire parts that meet or exceed industry standard levels for quality.
Ensure all necessary and relevant materials and supplier information resides within the Computer Maintenance Management System (CMMS) and ensures appropriate/necessary SDS documentation for any product acquired for materials crib inventory.
Continue ongoing process and operational improvements to achieve industry best inventory management practices.
Responsible for implementation of all elements of inventory best practices.
Maintain Critical Spare Parts list and recommend any additional parts that should be added to inventory based on established criticality assessment.
Kit parts, materials and equipment for all planned work orders. Work with Planner/Scheduler to insure the work orders scheduled are kitted and crews have all needed parts, materials and equipment to execute work orders scheduled.
Maintain organization and cleanliness of storeroom ensuring all inventory is recorded and tracked accurately with identified processes
Execute any other work or projects identified by EMCOR leadership.
Qualifications Education
High School diploma (or equivalent) required, preference given to those with some undergraduate or business school training.
Business Experience
3-5 years of experience in receiving, stocking, and distributing supplies and equipment.
Licenses & Certs
Must possess a valid driver's license
Must posses or willing to obtain forklift license
Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system.
Technical Qualifications & Skills
Ability to use hand and small power tools
Understanding of the facilities industry with emphasis in mechanical/electrical fields
Ability to read and understand mechanical and electrical drawings
Able to competently operate a forklift, scissor lift, and aerial lift
Ability to operate a personal computer, cell phone; and/or electronic tablet
Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
May need to support non-customary schedules and weekend work
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
