Overview
We are seeking a
Lead Superintendent
to oversee construction of a large mixed-use development featuring a podium with ground-floor retail, structured parking, and multiple levels of wood-frame apartments. The Lead Superintendent will be the field leader responsible for delivering the project safely, on schedule, and to the highest quality standards. This role requires deep experience with podium construction, cast-in-place parking garages, and Type III/V wood framing. The ideal candidate is highly organized, a clear communicator, and capable of managing both direct staff and multiple subcontractors on a fast-paced, large-scale job site.
Responsibilities
Lead and manage all on-site construction activities from mobilization through close-out.
Develop and maintain detailed project schedules in coordination with the Project Manager.
Direct and coordinate subcontractors, suppliers, and field staff to maintain quality and safety.
Enforce job site safety in compliance with OSHA standards and company safety policies.
Monitor progress, resolve field issues, and proactively mitigate schedule risks.
Oversee layout, QA/QC, inspections, and punch lists.
Serve as the primary on-site point of contact for ownership, architects, and engineers.
Manage project documentation including daily reports, RFI tracking, and site logistics plans.
Mentor Assistant Superintendents and field staff, fostering a high-performance culture.
Qualifications
10+ years of construction experience with at least 5 years as a Lead/General Superintendent.
Proven track record delivering large podium + wood frame multifamily or mixed-use projects ($30M+).
Strong knowledge of building systems: CIP concrete, waterproofing, framing, MEP coordination, façade systems, and finishes.
Exceptional leadership, communication, and organizational skills.
Ability to read and interpret plans, specs, and contracts.
Proficiency with scheduling software (e.g., Smartsheets, MS Project) and construction management platforms (e.g., Autodesk).
OSHA 30 certification required; First Aid/CPR preferred.
