is searching for a

Rotating Property Manager I

to assist with multiple sites and projects throughout

Northern CA

(Sacramento, Bay Area, and Stockton). In this role you will effectively manage, market, and maintain the apartment communities and its residents and staff, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. Travel between sites is required with mileage reimbursement.

Responsibilities

Collaborate with senior management to establish appropriate rent levels.

Review rent schedules and oversee preparation and submittal of rent increases and renewals.

Maintain optimum level of occupancy.

Process timely and accurate move‑ins, move‑outs, recertifications, and renewals.

Approve rental applications adhering to property standards and agency standards.

Follow company marketing policies and reporting requirements.

Ensure tenant files are organized, complete and accurate.

Maintain accurate property software data at all times.

Maintain compliance with applicable state and federal program regulations.

Ensure the property and grounds are well maintained.

Direct maintenance team to implement maintenance programs and controls.

Report property incidents, accidents, and injuries in accordance with company policy.

Resolve resident issues and conflicts timely and in accordance with site guidelines.

Prepare the property's annual budget for senior management approval.

Provide accurate financial reporting and monthly variance reporting.

Solicit bids and process purchase orders and invoices in accordance with Winn Purchasing Policy.

Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn rent‑collection guidelines.

Screen, hire, and train new personnel using company directives.

Promote staff efficiency and engagement through ongoing training, instruction, and leadership.

Utilize the Professional Development Program (PDP) to develop, train, and engage site employees.

Conduct weekly staff meetings and embody Winn Guiding Principles.

Requirements

High school diploma or GED equivalent.

1‑3 years of experience in property management.

1‑2 years of supervisory experience.

Experience in affordable housing, tax credit (LIHTC) and conventional market.

Proficiency with Microsoft Office and RealPage or Yardi.

Excellent customer service skills.

Knowledge of landlord and tenant laws.

Outstanding verbal and written communication skills.

Ability to multi‑task in a fast‑paced office environment.

Ability to work with a diverse group of people.

Superb attention to detail.

Ability to travel locally.

Current driver’s license in good standing and meeting Company Safe Vehicular Operations Policy standards.

Preferred Qualifications

Bachelor’s degree.

Experience with RealPage property management software.

Knowledge of LIHTC and HUD regulations.

Knowledge of marketing and leasing techniques.

NAHP designations such as CPL, SHCM, CAM (MA‑C3P).

Salary will vary based on job responsibilities, location, experience, and other factors.
