To be responsible for the overall and day-to-day maintenance of the apartment community under the direction of the Service Manager or Supervisor. Essential Duties and Responsibilities
Perform light maintenance on all appliances. Perform light electrical repairs on appliances, fixtures, outlets, circuits, etc. Perform light plumbing work such as clearing stoppages, replacing fittings, etc. Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks. Paint interiors of apartments and exteriors when necessary. Perform carpentry work such as fitting doors, freeing windows, replacing door jams, building shelves, sanding and refinishing floors, and re-skinning doors. Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments. Assist in grounds work when necessary, i.e., pick up trash and pull weeds when walking through the community. Repair concrete, masonry, roof, and fencing when required. Perform light extermination services when required. Participate in the emergency stand-by schedule for the evening, weekend, and holiday coverage. Be responsible for the refurbishing of apartments before resident occupancy. Keep accurate records regarding preventative maintenance, work orders per apartment refurbishing, i.e., carpet or appliance replacement, annual inspections, inventories, and purchase orders. Perform scheduled maintenance on all equipment based on the manufacturers recommendations and operating manuals. Know all water and gas cut-offs, all apartment and fixture cut-offs, sewer cleanouts, and post-map of it. Assist in apartment check-in and check-out inspections. Adhere to Resident Education Program established by Service Supervisor and Resident Manager. Maintain property to LPR standards, policies, and procedures. Qualifications

High School education or equivalent. Minimum two years of related experience and/or training; or equivalent combination of education and experience. Training in carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair is a plus. Language Ability
Ability to read and interpret documents such as invoices, specification sheets, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Math Ability
Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. The ability to compute rate, ratio, and percent. Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Physical Demands
