About this role: The Maintenance Supervisor supervises and coordinates activities of all phases of the physical maintenance of an income‑producing multi‑family property, including general maintenance, daily cleaning of common areas, interior painting upon unit turnover, staff supervision, schedule assignment, expense control, and adherence to preventive maintenance and safety programs.
Hourly pay range:
$33.00 - $35.00 DOE
What you’ll do:
Direct all aspects of property maintenance, including preventive, corrective, deferred, and emergency maintenance.
Prepare or assist in preparing all market‑ready apartments within 3‑5 days after vacated.
Perform various preventive maintenance functions and record findings in a maintenance log.
Maintain accurate inventory control of tools, equipment, and supplies and use all personal protective equipment as assigned.
Assist in performing apartment move‑in and move‑out inspections as directed by Site Management.
Respond to resident services requests and concerns in a timely manner and perform on‑call emergency service as required.
Assist the Maintenance Director and/or Property Manager on special maintenance projects as necessary.
Ensure exterior curb appeal of the community and maintain grounds, common areas, and laundry room.
Monitor maintenance and upkeep of all mechanical equipment on the community, including water heaters and HVAC units.
Maintain records and compliance with Company injury and illness prevention policies and hazardous material policies.
Lead training and supervision of community maintenance staff and conduct hiring, interviews, training, and performance reviews with the Property Manager.
Coordinate activities between management and maintenance departments and recommend improvements in methods and safety practices.
Ensure safe work practices, hold monthly safety meetings, and communicate maintenance problems or life/safety deficiencies to Site Management.
Report or offer recommendations for community capital improvements or repairs and assist with bid acquisitions and contract negotiations.
Ensure timely and accurate submission of time sheets for the team.
What you will need:
Prior supervisory experience is required.
1+ years of Property Maintenance experience preferred.
