Overview
The
Community Supervisor
assists the
Community Director
with the overall operation of the property to ensure customer satisfaction. This position interacts with internal and external customers including residents, vendors, board members and committee members, as well as Hunt employees. This role provides site-level leadership and is responsible for collecting and posting rent payments, managing resident delinquencies, evictions, and legal notices, and performing pre-close and closeout accounting processes.
Responsibilities
Monitors accounts receivable, including collecting and posting rent, and maintains a balanced rent roll.
Collects delinquent balances from previous residents and processes tenant refunds as applicable.
Prepares and timely completes daily, weekly, and monthly financial and leasing reports (including month-end pre-close and closeout, market surveys, and lease expiration matrix); generates additional reports as required.
Audits records to identify dates requiring administrative action (lease expirations, delinquent accounts, unlawful detainers).
Processes evictions, including paperwork, notices, and court appearances.
Leases units as needed; ensures execution of leases and that lease files are complete; manages lease expirations and renewals.
Sends lease expiration notices and processes lease renewals.
Participates in market property comparisons (shopping) to stay informed of competitive properties.
Enters, processes, and receives vendor payables; scans invoices to Accounts Payable for payments.
Ensures unsafe conditions are corrected in a timely manner.
Processes move-ins, move-outs, and lease renewals.
Assists Community Director with site-level leadership, including staff performance and resident relations.
Assists with resident retention, including planning and organizing social events at the property.
Assumes responsibility for property operations in the absence of the Community Director.
Ensures compliance with company policies and procedures.
Performs property inspections and verifies the condition of vacant units, community appearance, and safety.
Coordinates with maintenance and make-ready staff to ensure timely reconditioning of units after move-out.
May perform 30-day pre-inspections and move-in/move-out inspections with residents.
Supports weekly, monthly, quarterly reports and executive summaries.
Creates purchase orders for office expenses and may create invoices for monthly utilities.
Must be able to drive for Company business (Company vehicle or acceptable personal/rental vehicle); frequency varies.
Qualifications
High School Diploma or GED (or equivalent) required.
Bachelor's Degree in Business Administration, Property Management, or related discipline preferred.
2 years of property leasing experience or applicable skills (required).
1-3 years of experience managing others (required).
Previous experience with YARDI preferred.
Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, Outlook).
Strong verbal and written communication skills.
Ability to work effectively with employees at all levels and with the military community and military command.
Reliable, self-motivated team player with attention to detail and strong communication, client management, and business literacy skills.
Discretion and professional attitude and appearance.
Ability to envision, develop, and implement new strategies to address competitive, complex business issues.
Takes initiative to identify and anticipate client needs and make recommendations for implementation.
Certified Professional of Occupancy (CPO) and Accredited Residential Manager (ARM) certifications are highly preferred; CAM preferred.
Driver's license valid and in-state required.
