Responsibilities
The Outside Sales Counselor’s primary responsibility is to embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers, utilizing all available tools to demonstrate value, sell, and close homes with an emphasis on exceptional customer service. The Outside Sales Counselor will also serve as the liaison between Realtors and new homebuyers during the building process, working with construction, the Closing Department, and Title Company.
Responsibilities include:
Achieving sales and customer service goals set by the Sales Leader.
Maintaining existing and cultivating new Realtor relationships to create long-term partnerships and recurring business.
Connecting unrepresented homebuyers to Realtors and fostering partnerships throughout the homebuying process.
Ensuring the community, homes, and surrounding areas are pristine to provide a quality experience for visitors.
Refining and improving personal sales presentations to effectively convert leads.
Using insight and consultative techniques to educate customers about home buying and influence sales.
Managing potential customer discovery and follow-up via CRM system efficiently.
Engaging visitors with model, home site, or showcase demonstrations as needed, scheduling showings through technology for convenience.
Providing community, home site, floor plan, and pricing information.
Asking for the sale confidently.
Driving traffic to multiple communities that meet buyer needs.
Presenting the Purchase Agreement professionally, explaining all relevant details.
Soliciting new and referral business using Salesforce.com to optimize prospecting efforts.
Completing all buyer paperwork and internal reports accurately and timely.
Assisting buyers with appointments and coordinating with lenders, mortgage, and title companies.
Communicating with lenders about customer loans and expediting processing and closing.
Maintaining product knowledge, including community details, plans, features, and competitive analysis.
Keeping updated on local markets, laws, trends, and regulations affecting home buying.
Updating buyers throughout construction and acting as the point of contact during all phases of construction and closing.
Ensuring customer satisfaction from initial visit to closing.
Completing onboarding and training, maintaining company image, establishing relationships, attending meetings, and performing other duties as assigned.
Must be able to work nights, weekends, and most holidays.
Qualifications
Education:
High School Diploma or equivalent required; some college or Bachelor's preferred.
Experience:
At least 3 years of outside sales experience, with a proven record in new home sales preferred.
Technical Skills:
State-specific Real Estate License may be required; a plus in other states.
Proficiency in Microsoft Office, including Outlook, Word, Excel.

Strong communication and customer service skills.

Patience and stress management when working with buyers and Realtors.
