Overview
Position Title: Capital Project Manager Department: Capital, Sustainability & Construction Management Location: Grayslake Campus Type: Full Time Summary: The Capital Project Manager will oversee capital projects, site planning, and inter-department coordination across multiple campuses. The position will be responsible for leading projects from conception through closeout. The ideal applicant would have extensive knowledge of construction documents, bidding, and building practices; be able to coordinate multiple, simultaneous projects across different phases; communicate clearly with stakeholders; organize budgets and invoicing; and contribute positively to a team environment. Capital Planning Operations 60%
Perform the full range of project management cycle: initiating, planning (define scope and deliverables), executing (manage schedule and activities), monitoring and controlling, and closing. Lead projects requiring functional integration and complete sub-projects or contained projects (e.g., construction projects). Develop action plans and resource estimates (management, labor, materials, time). Coordinate efforts across architects, designers, engineers, subcontractors and internal CLC customers. Select and manage contractor, subcontractor and supplier relationships. Monitor progress and quality, issue updates on scope, costs and schedules; problem-solve with contractors. Schedule and manage inspections and finalize closing documentation; handle environmental or local community issues as needed. Ensure compliance with building and safety codes; obtain necessary permits and regulatory prerequisites. Develop and execute a communication plan related to scope, schedule and budget; manage project risks with management. Review vendor invoices and report on discrepancies; provide detailed reports to leadership and stakeholders.
Strategic Leadership and Project Management 30%
Provide values-driven leadership to build high-performing teams and excellent customer service across campuses and the external community. Implement the strategic plan; support student-focused and community-focused culture; assure fiscal viability; uphold policies; lead talent development; build community relations. Champion the values of excellence, purpose, integrity, compassion, unity and inclusion; support equity and respectful interactions with diverse groups. Develop bid and/or RFP scope and specifications with A/E, contractors, service providers or internal stakeholders; represent the project at pre-bid meetings. Assist with monthly Board reports and prepare/manage project budgets to meet scope and resource requirements. Maintain cooperation and clear communication with the college community; facilitate budget discussions and negotiations with user groups. Assist with preparing furniture layouts and office moves as needed.
Personnel Management 5%
Coach, mentor and develop employees; directly hire, lead, manage and empower team members. Encourage personal and professional development, well-being and work-life integration; supervise student workers and interns as needed.
Other 5%
Participate in cross-departmental teams, committees and councils; stay knowledgeable of laws and best practices; align with mission and strategic goals. Participate in shared governance; prepare and present reports and updates to leadership and other groups. Other duties as assigned.
Qualifications
Bachelor’s degree in Building Construction, Construction Management, Civil Engineering, Architecture, Engineering or related field or the ability to earn a Bachelor’s degree within 18 months from employment. A minimum of three (3) years’ related work experience; Project Management Professional (PMP) certification or the ability to complete within two (2) years with educational support from the College. Minimum of three (3) to five (5) years’ experience in project or construction management. Demonstrated expertise in reading blueprints and drawings; knowledge of construction, engineering and architecture principles and processes. Ability to budget, schedule, negotiate, and control costs; familiarity with contract and subcontract documents and terms. Knowledge of MS Office products with proficiency in Outlook, Excel and Project. Desired Qualifications
AIA contract knowledge Proficiency in Microsoft Project or similar project management tool Knowledge of Building Codes Knowledge of Project Management software (e.g., ProCore, Project Teams) Bilingual Spanish Salary
