The Los Angeles County Affordable Housing Solutions Agency (LACAHSA) is a newly established state-backed government agency, created to address the ongoing challenges of affordable housing in L.A. County. We help people stay in their homes and increase housing options in all communities of Los Angeles County. Our agency was created by California state legislation sponsored by community organizations and housing experts, approved by the State Legislature, and signed by Governor Gavin Newsom. At LACAHSA, we are committed to ensuring every resident of Los Angeles County has access to stable, affordable housing. The Loan Closer plays a vital role in advancing this mission by coordinating and finalizing all aspects of loan closings for affordable housing initiatives. Serving as the central point of contact between borrowers, title companies, attorneys, insurance providers, and internal teams, the Loan Closer ensures every closing is accurate, compliant, and timely.

What You’ll Do

Act as the primary liaison for all parties regarding title review, insurance, and closing status, and serve as the central point of contact for borrowers, lenders, attorneys, title/escrow officers, and internal stakeholders

Review title searches, easements, encumbrances, and related title work to ensure compliance and alignment with affordable housing program requirements, GSE, and regulatory standards

Request and review closing protection letters; place orders for funding shield certificates, closing protections, and appropriate endorsements

Confirm all title requirements are satisfied prior to closing and ensure all corrective actions are documented

Order appraisals, environmental and other third-party reports, and if applicable, field review or documentation of a desk review used to reverify the third-party reports

Coordinate with insurance agents, ensuring timely issuance of binders and accurate coverage

Prepare loan closing packages at least 48 hours in advance, conducting a detailed review for accuracy, completeness, and compliance with underwriting approvals

Verify signatures, documentation, and compliance with program and regulatory standards, including HUD, LIHTC, Fannie Mae, and Freddie Mac guidelines as applicable

Authorize funding and release of approved transactions once compliance and conditions precedent are satisfied

Provide clear, proactive communication and updates to borrowers, lenders, attorneys, and community partners

Manage post-closing follow-ups, including modifications, extensions, insurance renewals, and portfolio reporting requirements

Who You Are

Associate's degree from an accredited university

Minimum 2 years of loan closing experience

Knowledge of lending practices and industry-standard processes

Title or escrow experience strongly preferred

Preferred Experience

Bachelor’s degree from an accredited university

Experience working with affordable housing, community lending, government-funded loan programs, LIHTC, CDBG/HOME, or Fannie Mae/Freddie Mac multifamily executions

Familiarity with escrow, title, or real estate closing processes in the public or nonprofit sector

Prior work with loan management software and document tracking systems

Knowledge of compliance standards related to affordable housing finance and lending

Strong understanding of underwriting requirements and closing documentation review

Technical Skills

Loan Closing Systems: Proficiency in loan origination systems (LOS) and document management platforms used to prepare, review, and track loan files

Title & Escrow Systems: Ability to review and process title commitments, insurance policies, and escrow instructions

Compliance Knowledge: Understanding of lending regulations, closing requirements, and compliance standards (e.g., RESPA, TRID, HUD guidelines) with emphasis on affordable housing regulatory overlays

Microsoft Office Suite: Advanced proficiency in Word, Excel, and Outlook

Document Review: Skilled in reviewing legal documents such as title reports, closing disclosures, and funding authorizations for accuracy and completeness

Data Entry & Accuracy: Maintaining a high level of accuracy in entering, tracking, and reconciling loan and closing data across multiple systems

Funding Authorization: Ability to process, validate, and authorize funding disbursements in alignment with compliance requirements

Compensation Range:

We are committed to equitable compensation practices, and we offer an annual salary ranging from $63,118.00 to $93,118.00, depending on experience and qualifications.
