A Project Manager’s role is to effectively lead the successful completion of the project on time and within budget. The Project Manager shall work with the balance of the project team to effectively deliver the project to ensure maximum client satisfaction

Handle multiple project management responsibilities including plan work schedule, conduct all project meetings, track and document all delays, determine manpower levels, and coordinate project personnel and their activities, ensuring project is on schedule and within budget.

Complete and thorough understanding of the Contract Documents and Owner Contract.

Tracking, documentation, and communication of all project changes, updates, issues, concerns, etc. to all parties.

Consistently forecast and monitor costs accurately and within budget based upon careful analysis of project needs and discussions with Superintendent.

Project Finance Management (Job Cost, Estimating, Invoicing, Fee Reports, Sub Change Order Pricing, Financial Close Out, uncommitted costs, work order realignment, final subcontract amounts, owner change orders, allowance expenditures and contingency expenditures, etc.).

Write all sub change orders accurately with proper evaluation and backup documentation.

Complete and manage GMP subcontractor and owner pay application within the contract guidelines. Defend and pay application to owner. Simple follow up on open receivables.

Evaluate the change in relation to general conditions, overall impact of change, potential time extensions, and funding sources. Defend pricing to Owner and negotiate as needed.

Understand compliance requirements for funding release to subcontractors.

Understand, plan, coordinate and execute commissioning process with minimal oversight, while successfully working with all related team members.

Responsible for maintaining the master schedule and monthly schedule reporting including all their parts (activities, risks/delays and notices, obligations and liabilities, monthly schedule reports, etc.) Assist Supt. with logistics planning and work with subs on compliance to meet schedule. PX approval prior to submission.

Lead project audit process including coordination of internal resources and direct interaction with outside auditor. Ensure this process is handled efficiently and timely.

Completion of annual First Aid/CPR and Crisis Management Training

- Outstanding verbal and written communication skills. Timely, transparent, direct, and specific. Able to influence large groups and interact with customers, employees, and others on a one-on-one basis. Natural inclination towards client interaction.

- Must be bright, have a very strong work ethic, persistent and committed. Not fazed by obstacles or initial negative responses. Results-oriented, driven to succeed, reputation for getting things accomplished.

– Love for construction, specifically project management.

Qualifications

5+ years’ experience in commercial construction, preferably within Tellepsen’s core market projects preferred

Advanced knowledge of Primavera P6, Bluebeam, Procore

Strong fundamental knowledge of financial vocabulary, processes and procedures. Able to stand alone and execute portions of the project without support.

Demonstrate mastery and application of safety standards and regulations to help maintain Tellepsen’s exemplary safety record

OSHA 30 Certification

Very proficient technical skills in project management software
