Overview
We are seeking a Service Project Manager to join our federal team leading Maintenance and Service projects at the Washington Navy Yard in Washington D.C. (military friendly, but experience not required). This is an opportunity to build out the team and lead the work for one of the top military sites in the world. This role will manage the teams doing facility maintenance and service work primarily related to the HVAC Controls and Building Automation Systems across the Navy Yard. This role will manage around 6-10 direct reports.
Responsibilities
Serve as a primary on-site leader for execution on assigned projects.
Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors.
Negotiate, prepare and issue subcontracts.
Develop project schedules with the assistance of Mechanics, Technicians, and Project Managers, and execute according to plan.
Ensure that assigned projects are completed on-time, within budget and within the contract scope.
Ensure work is compliant with state, local and federal legal requirements and operate with the highest ethics.
Adhere to safety standards and ensure subcontractors adhere to health and safety requirements (including US Army Corps of Engineers requirements).
Understand project and contract scopes; pursue growth opportunities to help the customer achieve outcomes.
Assist in preparing and approving cost estimates, contract terms, and technical responses to client requests for information, bids, and proposals.
Ensure technicians and subcontractors complete work per standards and clearly communicate services performed and completion criteria to customers.
Complete timely and accurate project billing to maintain profitability and cash flow.
Analyze financials and schedules; proactively address issues and communicate progress to leadership.
Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts.
Manage risk, establish recovery plans, and resolve disputes to minimize escalation.
Ensure project documents and deliverables comply with contract requirements and Johnson Controls standards.
Coordinate material procurement and delivery schedules for assigned projects.
Coordinate customer-training requirements.
Required Qualifications
Project management or service management experience supporting commercial or industrial building construction or service.
Proficiency with project management software, financial accounting systems, and processes. CMMS experience preferred.
Demonstrated verbal and written communication skills; ability to communicate technical material to a non-technical audience.
Strong PC skills in MS Office (Excel, Word, PowerPoint), Microsoft Project, Outlook and basic Windows environment.
Ability to obtain and maintain required government security clearances as needed (background/character, criminal history, employment, and credit checks).
Preferred Qualifications
Management experience with HVAC controls / Building Automation Systems (BAS) projects.
Experience with CMMS (preferably Maximo).
Experience with Facility-Related Control Systems (FRCS) and integration/commissioning of field controllers.
Experience with projects featuring large HVAC equipment (chillers, boilers, etc.).
Experience interpreting government contracts and procurement standards.
Experience managing multiple trades and subcontractors.
Education
Bachelor’s degree in Construction Management, Engineering, or a related field, or equivalent work-related experience.
