Base Pay Range $24.45 per hour (fixed rate)

Primary Responsibilities

Maintain, repair, and install plumbing, heating, refrigeration, and ventilation systems and equipment.

Perform preventive maintenance on supply fans, return fans, exhaust fans, furnaces, motors, V‑belts, and kitchen equipment.

Inspect, clean, and adjust thermal coils, V‑belts, bearings, and control systems for heating and cooling units.

Plan and execute preventive maintenance work orders using the Physical Plant Computerized Work Order System (TMA).

Assist journeyman‑level personnel with installations, repairs, and maintenance of boiler, chiller, kitchen, and HVAC equipment.

Maintain kitchen pulper, dish machines, conveyors, and ice machines; support refrigeration coils and heat‑recovery units.

Operate and maintain air compressors, pneumatic controls, and small power tools.

Document all maintenance activities and log labor time and materials into the work order system.

Job Duties (Detail)

Respond to preventive maintenance work orders for heating, ventilating, air‑conditioning, and kitchen equipment.

Replace filters, clean equipment, inspect bearings, lubricate motors, and replace V‑belts as needed.

Check damper motor operation and linkage function on furnaces and heat‑recovery units.

Verify proper operation of gas valves, thermostats, and control systems in furnaces and heated units.

Maintain cabinet heaters, unit heaters, fan‑coil units, and VAVs, performing belt tension adjustments and bearing inspections.

Support cleaning of refrigeration coils and straightening of fin assemblies in walk‑in evaporative coolers.

Assist with installations or replacements of pumps, motors, couplers, and seals for water‑feed valves and boiler systems.

Use the TMA scheduler to track and close all preventative work orders daily.

Required Qualifications

Two (2) years of relevant experience in a mechanical trade related to the duties of this position.

OR a combination of related education, formal apprenticeship, and/or relevant experience equal to two (2) years.

Preferred Qualifications

Work experience in a higher education institution.

Experience using a computerized work‑order system.

Required Competencies

Basic computer skills for timesheet entry, emails, and SDS sheets.

Reading, writing, and oral comprehension.

Strong customer service, interpersonal, and communication skills.

Ability to work independently and as part of a team.

Physical capability to climb, balance, stoop, kneel, crouch, and lift 100 lbs occasionally.

Tolerance of noise, vibration, inclement weather, and exposure to chemicals.

Adherence to policies, procedures, and supervisory instructions.

Commitment to quality service and polite, courteous customer interaction.

Conditions of Employment

Background check and post‑offer evaluation of lifting abilities must be satisfied.

Must possess and maintain a valid driver’s license.

May be required to work during inclement weather, special events, emergencies, or campus closures.

Exposure to moving mechanical parts, toxic or caustic chemicals, and potentially hazardous environments.
