Job Purpose
The Vice President of Asset Management is a senior executive leader responsible for the overall strategy, performance, and long-term stewardship of Homeport’s affordable housing portfolio. This role provides vision and leadership to the Asset Management team, ensuring that all assets are managed to meet or exceed financial and operational performance targets while advancing Homeport’s mission of creating strong communities through quality, affordable housing.
The VP of Asset Management ensures that systems, processes, and best practices are implemented to maximize portfolio value, mitigate risk, and deliver consistent results in alignment with the organization’s strategic goals. This position reports to the President & CEO and provides regular performance analysis and updates to the Executive Team and Board of Directors.
Duties and Responsibilities Leadership & Strategy
Lead, mentor, and develop a high-performing Asset Management team to achieve portfolio and organizational objectives.
Establish strategic priorities and performance metrics to ensure the portfolio meets or exceeds annual financial, operational, and mission-based goals.
Foster collaboration across departments to ensure integration between Asset Management, Real Estate Development, Property Management, and Resident Services.
Drive a culture of accountability, innovation, and continuous improvement across the team.
Portfolio & Financial Oversight
Oversee all aspects of portfolio performance including physical condition, financial results, compliance, and resident outcomes.
Lead the development and management of annual property budgets; monitor actual performance against budget targets and implement corrective actions as needed.
Analyze monthly and annual operating results and recommend strategies to optimize cash flow, improve efficiency, and strengthen long‑term asset value.
Identify and implement best practices that enhance operational and financial sustainability.
Ensure all third‑party and internal reporting is timely, accurate, and consistent with investor and regulatory requirements.
Create and monitor the Asset Management Line of Business budget, including fee collection, cash flow projections, and waterfall distributions.
Lead the preparation and presentation of monthly portfolio performance reports for the Ad Hoc Asset Management Committee, Property Committee, and Board of Directors.
Strategic Projects & Stakeholder Management
Manage major strategic initiatives such as real estate tax appeals, insurance coverage analysis, Year 15 exits, property refinancings, dispositions, and lease option programs.
Partner with the Real Estate Development team to inform underwriting assumptions, long‑term capital planning, and portfolio growth strategies.
Collaborate with the CFO, Real Estate Controller, and VP of Real Estate Development to provide accurate investor, lender, and audit reports.
Maintain strong relationships with investors, lenders, property management partners, and other key stakeholders to advance organizational priorities.
Partner with Resident Services, Housing Advisory, and Resource Development departments to align on‑site programs with property needs and Homeport’s mission.
Qualifications
Minimum 10 years of progressive experience in asset management, real estate, or related field.
5–10 years of senior or executive-level leadership experience managing teams and complex portfolios.
Demonstrated success in meeting or exceeding portfolio and organizational budget goals.
Experience in finance, banking, law, accounting, or affordable housing strongly preferred.
Knowledge, Skills, and Abilities
Proven leadership, team‑building, and people development skills.
Strong strategic thinking and problem‑solving abilities with a results‑driven mindset.
Demonstrated ability to manage complex financial models and interpret performance metrics.
Experience in real estate transactions including refinancings, dispositions, and investor exits.
Excellent communication skills with ability to engage diverse internal and external audiences.
Knowledge of accounting, financial principles, and affordable housing regulations.
Commitment to advancing Homeport’s mission and values.
Willingness to pursue professional development, including travel as needed.
Licensing and Certification
None required.
Willingness to obtain CHAM (Consortium for Housing & Asset Management) professional designation.
