Position Overview The Property Manager will oversee daily operations at
The Edge
and
The Brinkley , two stabilized communities in Charlotte, NC. This leadership role is responsible for driving financial performance, ensuring smooth property operations, and cultivating strong resident and team relationships. The Property Manager will work closely with ownership and senior leadership while managing a high-performing team to achieve goals in leasing, resident satisfaction, and community upkeep. This role is ideal for a proactive, service-oriented professional who thrives in a collaborative, resident-focused environment and who takes pride in maintaining communities that residents are proud to call home. Key Responsibilities Operational Leadership
Oversee all aspects of community operations, including leasing, maintenance, budgeting, and resident services. Ensure compliance with Fair Housing, ADA, and all applicable laws and company policies. Maintain The Edge and The Brinkley to the highest standards of appearance, safety, and functionality.
Financial Management
Develop, manage, and monitor community budgets to achieve financial and operational targets. Maximize revenue through effective leasing strategies, rent collections, and expense control. Review and analyze financial and performance reports, providing updates to senior leadership.
Resident Experience
Foster a welcoming community by delivering exceptional customer service and proactive communication. Handle escalated resident concerns with professionalism, ensuring timely resolution. Lead retention efforts to support renewal goals and long-term resident satisfaction.
Team Development
Recruit, train, and lead on-site staff, creating a collaborative and motivated team environment. Set clear performance expectations, provide ongoing coaching, and recognize achievements. Promote professional development and uphold Marsh’s culture of integrity and service.
Marketing & Community Engagement
Partner with leasing teams to execute marketing plans that support occupancy goals. Maintain awareness of market trends and competitor offerings to inform pricing and positioning. Represent Marsh Properties professionally in the Charlotte market, building strong relationships with residents, vendors, and partners.
Qualifications Minimum of 3 years of multifamily property management experience (stabilized and Class A assets preferred). Proven experience managing budgets, driving NOI, and meeting occupancy goals. Strong leadership and team development skills. Excellent communication, customer service, and problem-solving abilities. Proficiency in property management software and Microsoft Office Suite. NAAEI professional designations,
