LTC Operations I - Maintenance Supervisor - Denver

Supervise the Northern District maintenance staff who provide services to North Central District facilities, including routine and preventative maintenance of plumbing, mechanical, electrical, HVAC systems, and architectural features. Repair systems and components damaged by wear or abuse to maintain facility function and therapeutic environment. Develop performance management plans, monitor performance, and conduct evaluations for subordinate staff. Schedule daily work assignments, monitor work orders, procure materials and equipment, manage budgets, perform field inspections, and maintain customer relations. Ensure accurate timekeeping, train staff in the timekeeping system, and perform routine audits of staff work assignments. Coordinate after-hours, weekend, and holiday call-back maintenance; respond to after-hours matters as necessary for health, safety, and welfare of populations in CDHS facilities. Track indirect and direct labor distributions and analyze productivity in accordance with regulatory and departmental expectations. Lead staff in safety, quality workmanship, and adherence to departmental policies; participate in hiring, disciplinary actions, and performance improvement plans. Plan training, procure supplies and materials, and coordinate material requirements for maintenance activities. Inspect work, ensure compliance with design and construction sequences, and assist with startup and commissioning of new installations. Coordinate with other trades and vendors, and supervise repair of facilities finishes and systems as needed. Budget, Contracts & Operational Support
Manage multiple unit maintenance budget allocations and ensure adequate inventory for maintenance services. Research and procure supplies at cost-effective prices; develop capital outlay requests for critical needs. Manage and monitor vendor contracts (e.g., fire alarm, fire sprinkler, kitchen hood suppression, and fire extinguisher) within the northern district and ensure conformance with state contracts. Generate routine work orders, ensure timely completion of customer service requests, and maintain Maximo system accuracy. Coordinate and inspect contract work; ensure compliance with building plans, codes, and regulations. Lead journeyman level coordination of building trades and perform final inspections for contract work. Minimum Qualifications
Four (4) years of employment experience in building/facilities maintenance, with at least two years supervising maintenance staff. Experience must be clearly described in the application work experience section to meet requirements. Experience in building maintenance, including planning, estimating, and performing hands-on trades (carpentry, plumbing, welding, machinery/equipment repair, electrical) in residential, commercial, or agricultural settings. Formal supervisory experience including documentation for corrective/disciplinary actions, writing performance plans and appraisals, and resolving informal grievances. Required & Preferred Competencies
Strong work ethic, integrity, dependability, and sound judgment. Ability to follow policies, manage tool control, and coordinate safety practices. Proficiency in building and grounds maintenance; ability to read blueprints and develop material, labor lists with cost estimates; manage projects end-to-end. Strong interpersonal skills and teamwork; ability to respond to emergencies and after-hours calls. Preferred: related Colorado state work experience, CMMS (e.g., Maximo) experience, budget management experience, and relevant licenses/certifications. Conditions of Employment

State residency requirement and ongoing residency within Colorado during employment. Must be willing to drive state vehicles and perform essential and/or emergency services as needed; may require after-hours work and work outside normal hours. Position is deemed critical to operations; some duties may be exempt or nonexempt under FLSA.
