Overview
A highly respected, established General Contractor based in New Orleans is seeking a talented and experienced Project Manager to join its growing team. This firm is known for its high-quality commercial work, with a strong portfolio that includes specialized projects in historic renovations, retail, healthcare, restaurant, and educational facilities across the New Orleans metro area. Project Manager - Commercial & Historic Construction Location: New Orleans, LA Salary: $90,000 to $130,000 The Project Manager will be fully responsible for the successful execution of assigned projects, overseeing all financial, operational, and client-facing activities from the pre-construction phase through final closeout. Key Responsibilities Manage all phases of complex commercial and specialized construction projects, ensuring they are completed on time, within budget, and meet the highest standards of quality. Collaborate daily with the Superintendent to coordinate on-site activities, optimize workflow, and uphold stringent safety protocols (including OSHA compliance). Serve as the primary liaison between the client, architects, engineers, and subcontractors, leading all project meetings and managing communication flow. Ensure construction activities comply with all local building codes and specific regulatory requirements, particularly those governing historic preservation (e.g., the Vieux Carré Commission (VCC)). Manage the entire project budget, including cost reporting, processing owner pay applications, and implementing effective cost control measures. Oversee the procurement process, including soliciting, evaluating, and negotiating subcontractor bids, and drafting final subcontracts and purchase orders. Document and manage all contractual communication and paperwork, including processing RFIs (Requests for Information), Submittals, and Change Orders. Proactively identify risks and opportunities, providing value engineering suggestions to maximize project value. Required Qualifications Experience: Minimum of 5+ years of progressive experience managing commercial construction projects. Experience in ground-up, tenant improvements, and complex renovations is highly desirable. Education: Bachelor’s degree in Construction Management, Engineering, or a related field, or equivalent experience. Technical Skills: Expert ability to read and interpret detailed construction plans, specifications, and drawings. Technology: Proficiency in industry-standard construction management software (e.g., Procore or similar), project scheduling software (e.g., MS Project/Primavera), and Microsoft Office Suite (Excel, Word, Outlook). Certification: Current OSHA Certification (or ability to obtain quickly). Local Advantage: Direct experience with historic preservation projects and navigating the New Orleans permitting process is a significant asset.
