Role overview We are currently looking for a Director of Pre-Construction to join our Pre-Construction team for our southeast region. Our ideal candidate for the Director of Pre-Construction is someone who has 5+ years of experience in a similar role. This role will play a crucial role in overseeing and coordinating all pre-construction activities to ensure successful project delivery. You will work closely with clients, project owners, engineers, and internal teams to provide accurate estimates, develop comprehensive project scopes, and ensure that projects are set up for success from the planning phase through to construction.
Responsibilities
Leading the pre-construction phase of projects, including design coordination, budgeting, value engineering, and bid analysis.
Leading a team in the effort to collaborate with clients, architects, engineers, and other stakeholders to define project scopes, schedules, and budgets.
Evaluating and providing recommendations for mechanical system designs, ensuring compliance with industry standards and cost-effectiveness.
Attending industry events, entertaining clients, and keeping in front of clients to ensure we know about projects before they come to an RFP or RFQ.
Supporting estimating by reviewing and finalizing detailed and accurate cost estimates for HVAC, plumbing, and other mechanical systems, including materials, labor, and equipment.
Developing cost-saving strategies and value engineering options for clients.
Reviewing and managing budgets, identifying any cost concerns early in the planning process.
Coordinating with construction operations team to ensure buy-in on project estimates, markups, factors, etc.
Working closely with project managers, estimating, and design teams to ensure project requirements and budgets are met.
Assisting in developing project schedules, procurement strategies, and resource allocation plans.
Providing input on project execution plans and ensuring a smooth transition from pre-construction to construction.
Serving as the primary point of contact for clients during the pre-construction phase.
Building and maintaining strong relationships with clients, subcontractors, and vendors to ensure collaboration and communication throughout the project lifecycle.
Addressing client questions, concerns, and changes efficiently to meet project needs.
Identifying potential project risks and proposing mitigation strategies during the pre-construction phase.
Ensuring compliance with all relevant safety standards.
Staying updated on industry trends, technological advancements, and best practices in mechanical contracting.
Qualifications
Bachelor’s degree in Mechanical Engineering, Construction Management, or a related field.
A minimum of 5 years of experience in Mechanical contracting, sales, estimating, or project management within the construction contracting or construction industry.
Strong knowledge of mechanical systems, including HVAC, plumbing, and related trades.
Proven experience in managing multiple projects simultaneously with a focus on budget, timeline, and quality.
Excellent communication, negotiation, and presentation skills.
Proficiency in Excel, construction software (e.g., Bluebeam, Navisworks) and project management tools.
Ability to work in a collaborative environment with a focus on internal team and client satisfaction for team success.
Familiarity with Building Information Modeling (BIM) processes.
Familiarity with Southeast region contracting knowledge, Southeast region industry relationships and Southeast market experience.
Professional Engineering (PE) license or certification in Project Management (PMP) is a plus.
