KW PROPERTY MANAGEMENT AND CONSULTING Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM).
Responsibilities
Act as the key employee liaison between the client, KW Property Management, and internal support staff with a professional and competent image; provide service to the customer in a friendly and outgoing manner, emphasizing timeliness and professional appearance.
Work closely with the Association Board of Directors and/or the Developer to manage and operate the community, facilitate problem solving, and oversee all community functions. Demonstrate strong management, customer service, and supervisory skills.
Act as the company’s primary coordinator on assigned properties to ensure all contractual property management obligations are met or exceeded.
Prepare annual budgets for the association and analyze monthly financial statements, including operating variances, cash management, and strategies for receivables.
Maintain complete and accurate property files and records, coordinate with headquarters support, and provide prompt, detailed, and accurate general status reports.
Supervise on-site staff, develop service specifications, evaluate performance, encourage professionalism, and promote safety compliance; motivate staff to work as a team.
Foster collaborative relationships between departments and lead team meetings when appropriate.
Maintain current knowledge of state statutes and client community documents, policies, and procedures.
Initiate contact with new resident representatives to coordinate move-in, provide staff orientation, review services, and communicate building rules and regulations.
Respond to communications in a timely and professional manner; maintain professional relationships with the Board of Directors, unit owners, and vendors.
Run a Board of Directors meeting when necessary according to Roberts Rules of Order.
Prepare management reports, financial overviews, property condition updates, progress on projects, and clear recommendations; prepare professional presentations of reports, action plans, budgets, and bid analyses.
Support KWPM’s values, goals, and policies; organize time effectively to balance multiple projects; attend monthly Manager’s meetings; maintain and upload documents to management systems; monitor contracts and negotiate with vendors, ensuring insurance certificates and licenses are in place.
Maintain accurate records and communications; update association communications, including newsletters and website; process violations, work orders, and applications as required.
Monitor cash balances and fund availability for projects; manage cash flow for capital improvements; monitor aging, legal actions, and collections timely; maintain equipment maintenance logs and preventive maintenance manuals.
Qualifications
Strong working knowledge of customer service principles and practices.
Ability to read, analyze, and interpret technical procedures, leases, regulations, or similar documents.
Proficiency with Microsoft Office applications.
Florida CAM license and valid FL driver’s license.
Flexibility to work extended hours, including nights and weekends as needed.
Ability to react to emergencies promptly; some locations may require bilingual English/Spanish.
Additional Information
This is a full-time exempt position with days and hours Monday through Friday; hours determined by client needs.
Travel to attend training and/or meetings locally may be required.
Keep up-to-date with assets, cash balances, and funds availability for projects; manage internal controls and reporting.
Physical and environmental requirements align with a professional office setting and property site visits.
