Role Summary Director of Operations – Tower 49, Industrious. Partner with Kato International to bring Tower 49 to life in Midtown, NYC. The role is the conductor for strategy, coordination, and execution across design, construction, marketing, sales, operations, and accounting.

Responsibilities

Define overall strategy for the building, bringing together stakeholders from Industrious, Kato, and external partners.

Write the strategic plan, sequence pieces across design & architecture, construction, marketing, sales, operations, and accounting.

Anticipate issues before they become problems and reflect on learnings.

Facilitate daily stand‑up meetings for ongoing projects to address roadblocks.

Review trends with the sales team, broker partners, and Kato team, maintaining accurate numbers with accounting.

Collaborate with coworking floor and conference center leaders to identify improvements.

Synthesize questions and issues, proactively discuss with the Kato team.

Walk the building daily to assess construction progress and member/guest experience.

Qualifications and Requirements

P&L management experience in commercial real estate or hospitality, with direct responsibility for budgeting, forecasting, cost control, and revenue optimization for a Class A office or high‑end property.

Track record of leading multi‑functional teams (property management, engineering, security, guest services) to deliver a premium, hospitality‑first experience for tenants, members, or guests.

Experience managing major capital improvement projects from design to execution, ensuring minimal disruption.

Strong stakeholder management: building ownership, major tenants, broker partners; ability to build high‑trust, collaborative relationships.

Business thinker with pattern recognition for large P&Ls, spotting cost or revenue anomalies.

Exceptional trust building, influence without authority, people orientation.

Bias for action, ability to move quickly and deliver outcomes.

Clear communication, able to distill complex noise into simple messages.

Compensation and Benefits Base salary range: $145,000 – $155,000 annually. Eligible for an annual 15% bonus and participation in a long‑term incentive program.
