The Senior Project Manager is responsible for overseeing the entire lifecycle of assigned projects, from award to closeout. This role involves leading internal teams, including superintendents, assistant project managers, and project engineers, as well as collaborating with trade partners to achieve safety, quality, schedule, and financial objectives. The position requires exceptional leadership skills, financial acumen, and the ability to manage large, complex, or multiple projects simultaneously.
Responsibilities
Lead the internal team and trade partners to achieve project goals from award through closeout.
Monitor submittal, shop drawing, and procurement processes for accuracy and timeliness.
Review budgets, schedules, cost reports, and job progress weekly with the Superintendent.
Collaborate with Preconstruction on value engineering, constructability, bid solicitation, estimating, and proposals.
Conduct regular jobsite visits to review site supervision, progress, safety, and quality.
Maintain and publish the schedule of record in Procore every two weeks and drive lookahead planning and recovery plans.
Lead weekly subcontractor coordination meetings and monthly OAC meetings, issuing agendas and minutes within 24 hours.
Maintain project budgets in Procore, including modifications, buyout savings, and accurate cost coding.
Complete 100% buyout within 10 business days of handoff; execute subcontracts and purchase orders with clear scopes and exhibits.
Review and approve subcontractor pay applications, vendor invoices, and monthly AIA pay applications.
Target 10–20% overbilling for positive cash flow; manage lien waivers and compliance documents.
Lead change order management, claims resolution, and owner negotiations to protect schedule and profitability.
Forecast costs to complete and participate in monthly Budget & Billing Reviews with leadership.
Support subcontractor and owner contract modifications.
Negotiate major subcontract agreements and material/equipment purchase orders.
Manage contract compliance, including insurance, bonds, warranties, and certified payroll (if applicable).
Control change events in Procore from initiation through execution, ensuring impacts are documented.
Proactively identify risks and implement mitigation strategies.
Partner with the Superintendent to enforce project quality plans, mockups, commissioning, and functional testing.
Champion the company's safety culture; ensure subcontractor credentials and documentation are complete before mobilization.
Coordinate third‑party inspections, AHJ approvals, permits, bonds, and compliance documentation.
Ensure team compliance with Procore for daily logs, RFIs, submittals, observations, inspections, meeting minutes, and commitments.
Enforce communication protocol, ensuring calls and texts are followed by written documentation.
Build and maintain strong relationships with clients, owners, architects, engineers, and subcontractors.
Serve as the primary day‑to‑day contact for the Owner/Architect/Engineer, setting expectations and maintaining trust.
Lead closeout with zero punch list, O&M manuals, warranties, training, as‑builts, and turnover documents; secure TCO/CO and final payment.
Lead, mentor, and coach project staff, setting expectations, delegating effectively, and holding teams accountable to SOPs and EOS tools.
Foster morale, collaboration, and team spirit across all levels.
Partner with Marketing to develop project‑specific presentations and qualification packages.
Contribute to continuous improvement by identifying process gaps, proposing updates, and sharing lessons learned.
Essential Skills
10+ years of commercial construction experience, with 5+ years as a lead Project Manager delivering $3M - $20M projects.
Bachelor's degree in Construction Management, Engineering, Architecture, or equivalent experience.
Ability to manage large‑scale and/or multiple projects simultaneously.
Proficiency with Procore.
Blueprint/specification literacy across CSI Divisions 1–16 and familiarity with testing/inspection protocols.
Financial acumen, including cash flow management, over‑/under billing, and fee protection.
Excellent communication, negotiation, and leadership skills.
Commitment to safety, quality, and continuous improvement.
Ability to travel to regional jobsites and work in active construction environments.
Additional Skills & Qualifications
OSHA‑30 certification preferred.
Work Environment Work hours are from 8 AM to 5 PM, Monday through Friday, with a requirement to be on‑site at projects. The role demands early arrival and presence in active construction environments.
Job Type & Location This is a Contract to Hire position based out of Mobile, Alabama.
Pay And Benefits The pay range for this position is $125,000.00 - $135,000.00 per year. Eligible benefits include Medical, dental & vision; Critical Illness, Accident, and Hospital; 401(k) Retirement Plan; Life Insurance; Disability; HSA; Transportation benefits; Employee Assistance Program; and PTO, vacation or sick leave.
