Job Overview Michael Kinder & Sons is seeking a dedicated Construction Project Manager with at least 5 years of commercial construction experience to manage a major $35 M+ project located on the campus of a Christian university in Upland, IN. This is a minimum two‑year onsite assignment, with the potential for additional long‑term opportunities on this site or similar projects.

Key Responsibilities

Project Management

Lead overall management of the Upland project from conceptual design through closeout.

Establish project goals, work plans, and assignments in collaboration with the Senior Project Manager.

Oversee scheduling, resource planning, subcontractor coordination, and milestone delivery.

Ensure project closeout and warranty work is completed to client satisfaction.

Planning & Coordination

Develop project logistics, staging plans, and schedules to minimize risks.

Facilitate key meetings: Preconstruction Turnover, Kick‑Off, Progress Updates, and Turnover/Commissioning.

Oversee procurement to ensure subcontractor and material purchases align with budgets and objectives.

Financial Oversight

Manage project budgets, forecasting, and monthly cost reporting.

Review and issue subcontract awards and purchase orders.

Monitor labor, material, and equipment costs to forecast profitability.

Client & Stakeholder Communication

Maintain clear communication with subcontractors, clients, and internal teams.

Build strong, professional relationships with university leadership and other stakeholders.

Proactively resolve issues while ensuring client satisfaction.

Safety, Compliance & Documentation

Enforce safety standards and ensure regulatory compliance on site.

Manage project documentation, including submittals, RFIs, and change orders.

Promote a culture of accountability and proactive risk management.

Leadership & Management

Mentor Assistant Project Managers and coordinate with Superintendents.

Delegate effectively while maintaining accountability for deadlines.

Conduct performance reviews and support staff development.

Qualifications

Education: Bachelor's degree in Construction Management, Engineering, or related field.

Experience: Commercial General Contractor experience required; ground‑up projects.

Minimum 5 years in commercial/industrial construction project management.

Proven ability to manage large‑scale projects ($35 M+ preferred).

Strong technical understanding of construction methods, equipment, and technologies.

Excellent communication, leadership, and organizational skills.

Ability to work professionally with university leadership and community stakeholders.

Familiarity with Procore, Bluebeam, Adobe, and Timberline preferred.
