Essential Duties and Responsibilities
Prepare monthly accruals. Investigate the general ledger detail, budget details, reforecast details. Must become familiar with the assigned portfolio accruals.
Drive the month-end close procedures for assigned portfolio, gathering the necessary information from each property team to prepare accruals, variance comments as well as assigning review tasks to the general managers and finance managers.
Analyze actuals vs. budget each month to determine main drivers of the variances and record adjusting journal entries as necessary.
Lead monthly meetings with the senior property managers and chief engineers of each property team while summarizing the high-level budget variances.
Verify GL accuracy for assigned portfolio and that the client reporting package is completed each month before distribution.
Support the Finance Manager in preparing the budget biannually.
Prepare reforecasts throughout the year, analyzing YTD budget variances and assumption changes. Collaborate with property managers to complete periodic reforecasts.
Prepare detailed variance comments in regards to budget comparisons including but not limited to budget vs. reforecast and year-over-year comparisons.
Prepare detailed and organized workpapers/reconciliations that support budget inputs including but not limited to capital expenditure spend, lease assumptions, straight line rent, and utilities forecasts.
Prepare analytical reports for client review as companion appendices to the final budget.
Prepare manual tenant adjustments for Property Manager review and approval.
Assist with reviewing the annual operating expense estimates and operating expense reconciliations, with the Property Managers.
Prepare billbacks on a monthly basis for Property Manager review and approval.
Calculate percentage rents for the retail tenants on a monthly basis for Property Manager review and approval.
Support property teams in preparing specialized POs.
Other duties as assigned.
Requirements
Bachelor’s degree in accounting or finance
3-5 years of relevant experience in an accounting or FP&A role with variance analysis responsibilities
Ability to analyze general ledger detail reports
Strong understanding of GAAP
Strong written communication skills
Strong background in Microsoft Excel including experience using Vlookup functions, if functions, data validations, and pivot tables
Ability to communicate effectively over email with client, vendors, and property team stakeholders outside of the accounting department
