Job Description Description: Phoenix Management Group, LLC Careers Position: Area Business Manager Summary PMG a leading full-service Property Management Company, has an Area Business Manager opening. This is an exciting opportunity for a professional with experience in the property management field to join a privately held company with substantial potential for career growth. Brief Description: The Area Business Manager will also step in and assume the role of Business Office Manger in situations where one is not available. Our expectations of you in this role: Characteristics Organized - Ability to plan and organize tasks in an efficient manner. Empathetic – Must be able to understand the needs of others when situations arise Adaptable – Flexible when priorities change and can cope with these changes effectively Customer Service – Be able to provide outstanding customer service to all residents and team members • Self-Starter – Takes initiative and has the skill to not require supervision Financial Manage delinquency at 1% or less for entire portfolio. Ensure timely rent collection of each site. Utilize phone, written communication and in person communication to follow up daily with delinquent residents. Ensure site BOMs file legal proceedings in accordance with county codes. Be pleasantly persistent and exercise sensitivity throughout the collections process Property Goals Aid in achieving leasing benchmarks and goals for the property. Ensure properties are maintaining accurate records according with budget Maintain a high performing, customer focused team. Develop the team and provide ongoing learning opportunities for skill building and career advancement. Help coach the team alongside the General Manager to obtain maximum productivity Help develop programs and incentives that foster high team morale. Maintain turnover at equal to or less than budgeted rate. Document and alert Property Manager to all performance issues immediately. Enforce company and/or property policies and procedures Property and Office Administration Complete and submit to management and ownership all required weekly reports, and month-end reports. Ensure all deposit accounting is completed in a timely fashion. Ensure rent collections meet the target goal and recorded appropriately Conduct quarterly delinquency audits. Conduct routine weekly or bi-weekly conference calls with BOMs Be available to assist BOM with any daily, weekly or monthly issues. The Area Business Manager plays a key role in working directly with the Regional Operations Director and Property Community Director to make sure the property is running efficiently on a day-to-day basis with collections and delinquency efforts. The Area Business Manager is responsible for a portfolio of onsite financial planning and control including some payroll, budget management, and maintaining resident accounts.
Requirements: Required Experience: 1-3 years of experience in Property Management in the student/multi-family housing industry High School Diploma, Bachelors Degree in Business preferred Should have some knowledge of industry software systems; preferably Property Solutions Computer proficiency and knowledge of Microsoft Office Suite Demonstrated Leadership ability and proven track record of success with the leasing process Competencies: Develop people and detailed oriented Enthusiastic with the ability to motivate others Superb verbal and written communication skills Strong Financial Analysis, Budgeting, P&L Management skills Efficient and Effective; Flexible and Adaptable; Organized; Proactive; Calm under pressure PMG offers a competitive salary with bonus incentives based on individual as well as property performance.
