Job Summary: Our Team Loan Processor (the “LP3” or “Loan Partner 3”) is responsible for timely and high-quality loan processing from Contract/Lock to Funding/Post-Closing. The LP3 collaborates with the Loan Officer (LO), and licensed Loan Partner Two (aka LOA or LP2), Team Captain, loan underwriters, borrowers, and other key stakeholders to review and submit high-quality loan applications to underwriting. This position requires extensive knowledge of investor guidelines, strong attention to detail, expertise in analyzing cash, credit, capacity (income), and collateral, and proactive communication to minimize underwriting conditions and enhance the borrower experience. The first and most critical of our Team Core Values is a High Quality, Consistent, and Repeatable FIRST CLASS Borrower and referring Realtor experience. The Lucrezia Loan Team: We are a high-volume BROKER shop closing between 20-30 loans per month and growing to 30 – 40 loans per month within 12 months. Core Duties & Key Measurements
Pre-Underwrite:
• Review ALL loans within 1 business day of receipt (or per LO directives) • Review 5 loans daily (or per LO directives) • Submit ALL loans within 3 business days of receipt • 3 underwriting submissions daily • 95%+ of initial CLAs must have 10 or fewer conditions
Post-Underwrite:
• Two-touch Clear to Close (CTC) maximum • 95%+ of all loans close on time
Post-Fund:
• All post-funding issues are answered the same day • Execute same-day closing check-in with borrower and realtor, and post-funding thank you appreciation call
Essential Duties of this Position
Pre-Underwrite
• Verify that the initial loan file is complete using the pre-underwrite checklist • Request any additional documentation from Borrower on cash, credit, and capacity (income) for a complete loan submission, and ensure the borrower returns items within 24 hours • Initiate ALL third-party items (or direct LP3A to do so, if applicable) • Submit high-quality loans for preliminary underwriting without over-analyzing
Post-Underwrite:
• Analyze the Conditional Loan Approval (CLA) to ensure all conditions are clear • Confirm outstanding CLA items have NOT already been received before reaching out to external parties (avoid duplicate requests to borrowers) • Request conditions in layman’s terms that are easy for borrowers to understand • Thoughtfully review & submit all conditions to underwriting • Proactively communicate with LP2 (via phone or face-to-face) on better submission practices • Send all Clear to Close (CTC) requests via email to the loan team (including Opener) • Review ICD and CDs to ensure accuracy vs. the original Loan Estimate (LE)
Post-Fund:
• Monitor pending closed loans for funding authorization • Ensure Signed docs from the Settlement agent are received, and ensure the broker check/wire is correct and received • Clear any post-funding conditions as required • Support LO, LP1, LP2, and borrowers with any post-funding questions
Additional Responsibilities:
• Collaborate with BOM to improve the LP2 submission checklist for efficiency • Attend virtual Daily Team Meetings, Weekly Team Meetings (WTM) to review the entire loan pipeline, and receive training • Attend in person in Michigan or NY quarterly team meetings and yearly team meetings for team collaboration, celebration, and team/process growth and improvement. • Log all crucial communication in LOS Conversation / Notes Log • Build relationships with closing, funding, post-closing, and QC teams through periodic visits & training sessions • High-quality borrower & third-party communication is required, differentiating this role from a traditional Loan Processor Qualifications: Other Standard Job Requirements • Must be fluent in written and conversational Spanish • High school diploma or equivalent • Minimum 3 years of underwriting or processing experience in the BROKER channel • 40+ hours per week commitment • Proficient in DU/DO and LP, and NON-QM • Major Loan Origination Systems (LOS) expertise (ARIVE, Encompass, Calyx Point, etc.). • Strong understanding of investor guidelines • Microsoft Office Suite proficiency (Word, Excel, PowerPoint) • Google Business Suite, Google Sheets, Google Docs, Notion proficiency • Excellent verbal and written communication skills • Strong time management ability to work under pressure • Detail-oriented with a strong sense of accountability • Team player with the ability to collaborate across corporate branch levels • Completion of all required regulatory and compliance training Compensation: $70,000 - $100,000 yearly
