Base Pay Range $90,000.00/yr - $125,000.00/yr

Additional Compensation Annual Bonus

The Accounting Manager will serve as a hybrid resource across two growing companies — Thirdline (construction) and Third & Urban (real estate development). This role is responsible for the integrity of project and corporate accounting, systems oversight, and process improvement initiatives. The candidate must be highly organized and proactive, with experience navigating construction job cost accounting.

President, Thirdline Construction

Responsibilities

Manage all aspects of project accounting from contract award through financial closeout.

Set up projects and budgets in accounting and project management systems.

Process owner billings, subcontractor/vendor invoices, and lien waivers in compliance with contract terms.

Track and reconcile job costs, commitments, change orders, and budget adjustments.

Work closely with project managers to maintain accurate cost forecasts and cash flow projections.

Perform detailed monthly job cost reporting.

Support monthly Work-in-Progress (WIP) schedules and revenue recognition.

Process bi-weekly payroll and track accruals.

Ensure compliance with internal controls and accounting policies across projects.

Assist with closeout documentation including final pay apps, lien releases, and final reconciliations.

Development Accounting – Third & Urban

Prepare monthly debt and equity development draws including receiving/organizing/compiling invoice and tracking/reconciling cost against budget.

Prepare and track monthly corporate invoices for various fees.

Work with property-level accountants to ensure all invoices are paid in a timely manner.

Prepare corporate reimbursables for employees.

Track insurance and property tax deadlines and requirements.

Review of monthly financials prepared by property accountants.

Work with asset management team on adhoc projects related to reporting, cash analysis/projections, budgeting, etc.

Assist with various accounting needs for the firm’s investment fund.

General Accounting & Process Improvement

Prepare corporate level financial statements (Income Statement, Cash Forecast, P&L) for both companies.

Maintain organized and complete project files and audit-ready documentation.

Assist with implementation and improvement of accounting systems, controls, and workflows.

Work with firm’s CPA team on annual audits, tax preparation, and compliance reporting.

Partner with the leadership team to refine best practices across construction and development accounting.

Assist with Employee on-boarding and compliance.

Reconcile bank statements monthly.

Qualifications

Bachelor’s degree in Accounting, Finance, or related field required.

5+ years of construction accounting experience is required.

Strong understanding of construction contract structures, billing formats (AIA, GMP, CM at Risk), lien waivers, and retention.

Proficiency in project accounting software (e.g., Procore, QuickBooks, or similar).

Advanced Excel skills and strong analytical abilities.

Excellent communication and collaboration skills with both internal and external partners.

High level of initiative, attention to detail, and problem-solving ability.

Experience working in a fast-paced, entrepreneurial environment is preferred.
