must demonstrate the ability to manage cradle-to-grave aspects of the entire life-cycle of a commercial and/or institutional design/build project. The position includes the ability to perform work contracted through a variety of delivery methods, including IDIQ (indefinite delivery indefinite quantity), Lump-Sum Contracting, and Design/Build contracts. The Project Manager oversees work by subcontractors but must also have the ability to manage self-performed construction activities when beneficial to the project. Responsibilities
Manage the construction workflow process from project origination through closeout, including negotiation, scheduling, assisting with estimating, contracting, buyout, construction administration, financial management and closeout. Meet with Owners and Design Professionals to determine project requirements, manage client satisfaction, and resolve problems and concerns. Acquire and manage all building permits and other regulatory prerequisites. Visit project sites as needed and coordinate with the project superintendent to support field efforts. Evaluate projects for constructability and value-engineer cost savings. Establish, monitor, communicate and maintain project schedules using scheduling software. Develop and implement strategies to self-perform work where appropriate. Support negotiations of contracts, subcontracts and purchase orders to address project goals. Proactively identify issues and facilitate solutions; conduct and document project progress meetings. Determine and implement the appropriate level of project control (e.g., submittal logs, change order logs). Manage project costs to maintain budgets; document and manage changes in the work to meet stakeholder interests. Prepare monthly requisitions to the Owner and maintain dialogue with project vendors to keep financial matters within contract terms. Ensure all aspects of the project comply with contract terms and legal requirements of the project and community. Administer client-specific programs, such as CQM and Safety. Support Corporate Estimating Department with overall strategy, RFI processes, scope summary sheets, subcontractor outreach, and other activities that support team success. Provide training, mentoring and coaching to other project team members. Minimum Qualifications
B.S. degree in Engineering or Construction Management with 5-7 years of experience with a commercial and/or industrial general contractor Demonstrated experience managing self-performed work activities and subcontracted work Strong working knowledge of construction means and methods related to renovation of commercial and institutional buildings and site work High proficiency with spreadsheets, email, Oracle Primavera P6, MS Projects and other construction software Experience in government contracting is preferred Current safety credentials including OSHA 30 Professional credentials – Engineer in Training (EIT) or Project Management Professional (PMP) desired Benefits
