Role Summary This role is remote and requires U.S. citizenship or a work permit from Costa Rica.

You will lead the assessment, remediation, and execution of structural improvement projects across a senior housing and wellness portfolio.

The position serves as a key technical resource for diagnosing and resolving complex structural issues while ensuring code compliance, safety, and long‑term integrity of building systems.

Responsibilities

Lead planning, design, and execution of structural capital projects including repairs, reinforcements, and foundation remediations.

Investigate and resolve issues such as structural settlement, façade deterioration, balcony deficiencies, and other structural failures.

Perform site evaluations and collaborate with internal and external teams to develop practical, code‑compliant repair strategies.

Manage and coordinate external structural and geotechnical engineering firms throughout investigation and design phases.

Serve as a technical reviewer for PCA reports and due diligence materials to assess structural risks during acquisitions.

Oversee post‑acquisition structural issue resolution, working with developers, contractors, and consultants to implement corrective actions.

Partner with Capital Planning and Redevelopment teams to align structural projects with overall asset strategies.

Provide oversight during bidding, design, and construction phases to ensure project quality, schedule, and scope adherence.

Act as an internal escalation point for structural risks or deficiencies requiring technical expertise.

Maintain thorough documentation to support reporting, risk analysis, and strategic planning.

Requirements – Must‑haves

Bachelor’s or Master’s degree in Civil or Structural Engineering.

Active Professional Engineer (PE) license.

10+ years of experience in structural investigation, design, or remediation of steel, wood, and concrete structures.

Proven experience managing structural issues such as masonry cracking, spalling, or displacement.

Working knowledge of geotechnical principles and their impact on building settlement.

Experience overseeing third‑party engineering consultants and construction teams.

Ability to communicate technical findings clearly to non‑technical audiences.

Strong documentation, reporting, and project coordination skills.

Willingness to travel up to 50% (typically 1–3 days per trip, 1–3 weeks per month).

Nice‑to‑haves (optional)

Experience with senior housing, healthcare, or wellness‑related infrastructure.

Familiarity with due diligence and acquisition processes.

Experience managing structural repair work in occupied properties.

Advanced knowledge of building codes, safety standards, and material performance.
