General Position Summary Adams Electric Company is seeking a dynamic, experienced and passionate Commercial Electrical Construction Project Manager. Join our outstanding team of skilled project managers and our operations team to build exciting projects making an imprint on the community for future generations.
Responsibilities
Accountable for the management of assigned projects, including installation, performance, profitability, and ultimately adding value to multiple projects.
Perform all work within an established time frame and ensure conformance with quality work standards, projected man-hours, company guidelines, and regulatory compliance requirements.
Schedule, participate in, and/or conduct project meetings.
Manage the project, supervisors, and workers in accordance with the policies and procedures established by Adams Electric.
Collaborate with Human Resources in the recruitment of a qualified and skilled workforce.
Pre-Construction
Directly responsible for planning/preparing all contract administration, executing and directing project activities, and developing or maintaining client relationships.
Responsible for job setup including creating job cost budget, Schedule of Values, re-estimates, reviewing and executing subcontracts, and reviewing and executing purchase orders with accurate BOMs.
Responsible for pricing and procuring subcontractor packages related to the scope of work, ensuring they are consistent with drawings, specs, and bid packages.
Responsible for pricing and procuring major material packages (Switchgear, Lighting, and Commodities).
Responsible for procuring, submitting, and managing the submittal process related to the scope of work.
VDC/BIM
General oversight for VDC/BIM related to specific projects.
Work with Project Operations Manager and VDC/BIM Manager to create a VDC/BIM plan, including layout lead, schedule for coordination, and schedules for drawings.
Assist Superintendent with BIM layout efforts prior to the project.
Review drawings regularly with VDC/BIM Manager and Superintendent to ensure quality control in terms of content and constructability.
Pre-Fabrication
Work with Superintendent, Construction Resources Director, and Project Operations Manager to create and maintain a pre-fabrication plan for the project.
Work with Superintendent on managing delivery of pre-fabrication assemblies and installation schedule.
Constantly explore opportunities for pre-fabrication in all pieces of work.
Material Management / Jobsite Logistic
Oversee and create/manage a material management and logistics plan for current projects, defining material needs, ordering, receiving, and organizing material.
Ensure a quality control plan so all material meets project specifications.
Develop a materials management and jobsite logistic plan with Superintendent, Field Operations Manager, and Project Operations Manager prior to project start.
Implement and adjust the plan throughout the job’s course in collaboration with vendor partners.
Procuring, managing, and maintaining equipment on the project, including company vehicles, equipment rentals, tools, and leased tools.
Scheduling
Develop and maintain project schedules for current projects, including organization of crews and manpower projections.
Work with operators to develop field organization charts and update schedules and manpower projections weekly.
Subcontractor Management
General oversight of all subcontractor scopes of work.
Ensure timely completion of all submittal deliverables.
Monitor subcontractor manpower to meet project schedules.
Ensure all subcontractor work meets project requirements.
Manage the billing process for individual subcontractors.
Safety
Develop and maintain a safety plan for current projects, defining daily reports, PPE management, incident management, etc.
Collaborate with Onsite Safety Manager to develop a project-specific safety plan.
Ensure adherence to both the project-specific safety plan and Adams Electric company standards.
Quality Control
Develop and maintain a QA/QC plan for current projects with specification and code compliance, punch list management, and coordination with owner/design teams.
Ensure adherence to both project-specific QA/QC plans and company standards.
Review and analyze project documents, plans, and specifications; coordinate field installations, resolve construction challenges, and conduct project closings.
Track material and equipment procurement; prepare RFI responses.
Cost/Change Management
Review, price, and manage all project scope and coordination changes.
Track and follow up on open change orders.
Prepare and submit WIP reviews and cost tracking reports, including cost to complete estimates.
Report monthly on key metrics: job set up, contract amount, change orders, costs, hours, billing percentages, procurement, and project completion estimates.
Externally
Build relationships and trust with owners, owner representatives, architects, engineers, trade contractors, and vendors.
Serve on committees and participate in trade-related activities and events.
Qualifications
BS/Construction Management or equivalent studies/experience.
5-10 years of experience in Mission Critical Project Management with an Electrical Contractor.
Proven people, process, and performance management skills.
Knowledge of financial software, accounting practices, change order pricing, and billings.
Strong budget, labor, and scheduling tracking skills.
Ability to review drawings for change order pricing and material procurement.
Proficiency in information analysis and budget setup.
Strong written, communication, and problem-solving skills.
Ability to multi-task and recollect past projects.
Spectrum experience (a plus).
Estimation software (a plus).
Experience in the electrical field (a plus).
Leadership skills – motivation of other team members.
Team effectiveness, self-motivation, discretion, confidentiality, and a positive “can do” attitude.
Work Environment / Job Conditions This job requires frequent sitting, often working on a computer. Due to computer usage, repetitive motions of the hands, fingers, and wrists may occur.
He/she must be able to navigate a jobsite and is expected to comply with all safety regulations in the office and on the job site.
