Primary responsibilities: Respond to tenant concerns and problems and participate in their resolution, realizing that the tenants are a top priority. Setup and maintain accurate records in AppFolio, including onboarding new properties and tenants. Coordinate tenant move in/outs, including confirming payment and insurance, providing keys, assisting with utility transfers and following up after move to ensure a smooth transition. Abstract all new leases thoroughly to enforce terms and provisions such as use clauses, insurance requirements, rent increases and miscellaneous billings. Obtain bids and contracts for services in compliance with ownership standards. Act as contact for service contractors and vendors. Perform regular property inspections including janitorial and landscape walkthroughs. Develop operating and capital budgets. Review and approve property expenses. Prepare accruals and identify expense variances to inform Owners. Prepare annual NNN Reconciliations and enter all tenant escalations. Monitor receivables for trends and delinquencies and interact with tenants to resolve outstanding balances. Experience: Commercial Industrial experience Experience with annual NNN Reconciliation process Experience with tenant management software such as Yardi or AppFolio Proficient with Microsoft Office Suite Background: Excellent interpersonal and proven collaborative skills Excellent oral and written communication skills Detail oriented and able to multi-task Seniority level
