Preconstruction Estimator – Job Description
As our Preconstruction Estimator, you will play a key role in shaping the success of our commercial projects from the outset. You’ll be responsible for evaluating project plans and specifications, preparing detailed and accurate cost estimates, and contributing to competitive bids and proposals. This role requires close collaboration with clients, design teams, and internal stakeholders to develop budgets, assess risks, and identify value‑engineering opportunities. A strong understanding of commercial construction practices, subcontractor markets, and conceptual estimating is essential. The ideal candidate is detail‑oriented, organized, and thrives in a fast‑paced, deadline‑driven environment. Responsibilities
Scope Analysis & Technical Review:
Review project specifications and drawings meticulously to determine the scope of work and essential contents of the estimate. Visit project sites to gain firsthand knowledge of construction methods, enhancing estimating accuracy and understanding of project requirements. Quantitative Estimating & Cost Development:
Prepare estimates with precision by calculating comprehensive takeoffs for major projects across diverse market sectors. Maintain organized files of working documents as backup for estimate figures, ensuring transparency and historical reference. Subcontractor & Vendor Coordination:
Request quotations from subcontractors and suppliers, efficiently organize and review received quotes, and maintain an up‑to‑date log to support the estimating process. Maintain an extensive and well‑organized database with current contact information for subcontractors and vendors to strengthen relationships and streamline communication. Bid Strategy & Delivery:
Demonstrate expertise in delivering major bids, managing all bid‑related responsibilities, and ensuring the timely submission of competitive proposals. Perform post‑bid analysis, including the creation of bid tabs, to evaluate competitiveness and accuracy, driving continuous improvement. Client & Team Collaboration:
Actively engage in bid review meetings with owners or their representatives to ensure alignment with project goals and expectations. Participate in project hand‑off meetings, supporting a seamless transition from the preconstruction phase to execution. Qualifications
Experience in commercial and/or civil construction with multiple market sectors. Proven experience preparing estimates for projects ranging from conceptual through hard bid. Proficiency in construction takeoff software and tools. An established network of subcontractors and suppliers in the construction industry.
