Development Controller
This role combines strategic development accounting leadership with full-cycle operational accounting (month-end close, project/job cost, AP, and cash management). The leader will oversee close, reporting, audits/tax, budgeting/forecasting, process improvement, and key systems (Sage Intacct, Timberline, Adaptive Planning, FloQast), while mentoring staff and collaborating cross-functionally with Development, Construction, Club Operations, Sales/Marketing, and Corporate.
Key Responsibilities
Financial Close, Reporting & Compliance Lead full-cycle month-end close (journal entries, payroll, intercompany, allocations, GL reviews). Prepare internal financial reports, budget vs. actuals, and sales reports; present insights to leadership. Maintain reconciliations and ledgers; ensure GAAP/FASB/IFRS compliance. Prepare audit and tax workpapers; coordinate annual audits and tax filings with external partners. Project, Job Cost & Operations
Direct job cost accounting, WIP reporting, project coding, construction draws, and milestone/change order tracking. Manage commission and fee schedules; ensure accuracy of project assumptions in financial systems. Cash, AP & Controls
Manage cash position and weekly cash flow forecasts. Oversee AP, vendor management, approval workflows, and spend controls. Administer insurance programs and compliance documentation. Budgeting, Forecasting & Analytics
Support Finance leadership with annual budgeting and monthly variance reporting. Systems & Process Improvement
Serve as system owner for Sage Intacct, Timberline, and integrations (FloQast, Adaptive). Drive automation, process documentation, and scalable policies across accounting functions. Partner with corporate accounting, IT, and external stakeholders. Leadership & Collaboration
Mentor and manage accounting staff, fostering accountability, accuracy, and growth. Partner closely with Development, Construction, Club Operations, Sales/Marketing, and Corporate Finance. Liaise with auditors, bankers, vendors, and external agencies. Qualifications
Bachelor's degree in Accounting/Finance required; CPA strongly preferred. 5+ years managing accounting functions with direct reports; proven month-end close leadership. Real estate development/construction accounting experience preferred; hospitality/club a plus. Strong proficiency in Sage Intacct; Timberline familiarity a plus; Adaptive Planning/FloQast preferred. Advanced Excel (Power Query, Power Pivot, modeling; VBA a plus); comfort with automation/AI tools. Experience with job cost/WIP, construction draws, multi-entity consolidations, and JV accounting. Strong leadership, organization, communication, and entrepreneurial mindset. Preferred Attributes
Experience in PE-backed or fast-growth environments. Success in ERP implementations/integrations (Procore, Yardi, Intacct). Ability to convey financial insights to non-financial stakeholders. Passion for process innovation and efficiency gains; thrives in ambiguity.
