projects. Our work ranges from tenant improvements to large-scale core and shell construction. About the Role We are seeking an Estimator with a proven background in wood framing systems. This position plays a critical role in preconstruction planning and competitive bidding, ensuring each proposal reflects technical accuracy, strategic insight, and financial precision. The Estimator will analyze project documentation, define scope, quantify labor and materials, and prepare complete and compliant bids for both negotiated and hard-bid projects. Typical project types: Multi-family housing: apartments, podium/mid-rise Type III or V construction Hotels/student housing Senior living facilities or assisted care centers Tenant improvements
( TIs) in offices, schools, or retail Key features: Engineered shear walls, floor trusses, and roof systems Fire-rated assemblies and UL wall/floor details Large quantities of engineered lumber (LVL, PSL, Glulam, I-joists) MEP and impacts to framing Code coordination (fire, acoustics, structural approvals) Key Responsibilities: Review and interpret plans, specifications, addenda, and bid documents to determine scope, schedule impact, and cost parameters. Segment and phase work by building, area, or construction sequence to support cost tracking and logistics planning. Identify and account for labor requirements including union conditions, minority/local participation, and prevailing wage compliance. Evaluate schedule compression, shift work, and sequencing constraints to quantify production impacts. Assess contractual and financial obligations such as OCIP, CCIP, PLA, and bonding requirements. Proactively identify scope gaps, constructability issues, and logistical conflicts, escalating key risks to management. Coordinate with architects, general contractors, and vendors to resolve ambiguities and align on project expectations. Develop comprehensive cost estimates utilizing On-Screen Takeoff, QuickBid, BuzzBid, Bluebeam, and Excel-based tracking tools. Validate and benchmark labor productivity, crew rates, and material pricing across project types and regions. Draft, issue, and track RFIs and clarifications to ensure complete and defensible bids. Prepare organized, client-ready proposal packages with clearly defined inclusions, exclusions, alternates, and assumptions. Maintain consistent communication across internal estimating, operations, and executive teams to ensure alignment throughout the bid process. Skills & Qualifications Experience: Minimum 5 years of estimating experience in wood framing — with prior field or project management experience strongly preferred. Technical Proficiency: Strong command of On-Screen Takeoff, QuickBid, BuzzBid, Bluebeam, and Microsoft Office Suite. Industry Knowledge: Deep understanding of framing systems, finishes, assemblies, labor production rates, current code requirements, and cost control methodologies. Analytical Ability: Skilled at risk assessment, value engineering, and data-driven decision making. Communication: Exceptional written and verbal skills with the ability to articulate technical and financial data clearly. Organization: Strong attention to detail, capable of managing multiple concurrent bids under strict deadlines.
