Construction Project Manager CSM Corporation

Position Purpose This position is responsible for the owner’s representation and construction management of projects within the CSM real estate portfolio. The Construction Project Manager will lead the successful delivery and completion of tenant improvements, capital improvement projects, maintenance/repair projects, and construction management of commercial and residential construction projects. Responsibilities cover all project phases from preliminary design through project close‑out, ensuring facilities and projects align with organizational goals, adhere to budgets, meet quality standards, and comply with regulatory requirements. The role collaborates with internal and external stakeholders to deliver quality projects on time, on budget, and safely, driving business results and bottom‑line improvement for CSM properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Customer Focus:

Ensures internal and external customer service is a top priority. Understands customers’ needs and balances them with business objectives, manages multiple relationships at various organizational levels, and builds strong professional relationships inside and outside the organization. Makes timely decisions based on available information to meet customer needs.

Budget Proposals:

Assists with preliminary budget estimates and outlines specifications for renovations and new construction. Evaluates cost‑saving options and applies value engineering. Develops and maintains historical cost and estimating databases. Estimates construction costs from historical data and preliminary plans. Coordinates with the development team to determine project feasibility.

Contract Coordination:

Manages multiple bid processes for renovations and new construction. Prepares bid documents, attends pre‑ and post‑bid meetings, and reviews bids for completeness. Monitors project costs throughout construction, ensuring compliance with contract documents. Identifies and implements cost‑saving opportunities, delivering projects within established budget parameters.

Cost Control:

Manages construction‑related expenses. Applies CSM procurement guidelines and good business judgment to meet CSM and brand standards. Communicates projected out‑of‑guideline expenses to leadership, ensuring cost effectiveness.

Scheduling & Coordination:

Establishes overall project schedules and serves as the primary on‑site project leader. Ensures projects are cost effective and within budget guidelines. Directs the CSM field supervisor or general contractors and resolves scheduling and contract document conflicts.

Compliance:

Ensures all renovation and new construction meets federal, state, municipal, and brand standards. Addresses deficiencies promptly and keeps all parties informed.

Contractor Relations:

Develops and maintains strong, professional relationships with the general and subcontractor market. Resolves concerns or disputes, managing risk and liability for the company.

Accountability / Drive for Results:

Owns responsibilities, manages workload effectively, solves problems both inside and outside the organization, and achieves required quality and quantity of work.

Communication:

Maintains ongoing communication with leadership and internal customers at all levels. Keeps appropriate individuals informed of issues and seeks guidance when necessary. Maintains field observation logs as a record of project timelines and costs.

REQUIRED SKILLS AND EXPERIENCE Education:

Bachelor’s degree in construction management or related field, or equivalent experience in real estate construction management.

Experience / Knowledge / Skills / Abilities:

10+ years of experience in real estate management specializing in construction coordination services. Prior experience at companies similar to CSM with projects of comparable size and reputation for outstanding service is preferred. Must demonstrate meticulous attention to detail, strong organizational skills, and the ability to manage multiple projects. Must communicate professionally and diplomatically with tradespeople, business professionals, consultants, and government officials. Willingness to travel sporadically is required. Must be computer literate and proficient in spreadsheets and scheduling applications. Must understand federal, state, municipal guidelines, brand standards, building codes, health department requirements, and energy codes.

Physical / Working Conditions:

Work is primarily on construction job sites with some office work. Must lift, push, and pull up to 50 pounds and use a computer regularly throughout the shift. May need to travel to construction sites for meetings. Work may occur indoors and outdoors and may involve various weather conditions.
