Position Summary The Centralized Maintenance Worker provides appropriate repair and maintenance services to HeartShare facilities, ensuring that the interior and exterior of HeartShare facilities are hazard‑free, clean and neat, and maintained at a high level. The Maintenance Worker ensures proper security and upkeep of HeartShare assets (vehicles, phones, tools, and materials) for use in the maintenance of facilities. The Maintenance Worker reports any dangerous conditions to the Assistant Director of Facilities – Field Operations. This position will be primarily based in Brooklyn/Queens, with occasional travel to Staten Island. This is a 5‑day, 40‑hour work week. Must be available on‑call to address facility‑related emergencies.

Primary Responsibilities and Essential Functions In addition to the responsibilities below, performs all other duties as assigned.

Serves as role model for Maintenance Workers. Abides dress code. Always conducts self in a professional manner.

Remains sensitive and responsive to cultural differences of program participants and staff.

Participates in in‑service trainings and on‑site workshops as required for professional growth and development. Attends external trainings and workshops at direction of Maintenance Supervisor, Director of Facilities or VP.

Represents the organization both within and outside of the work environment in a manner that promotes the mission, vision and values of the agency. Personally, adheres to organizational mission, vision and values, in addition to all other agency policies and procedures.

Facilities Repairs, Service, and Compliance

Execute daily assigned work orders as prioritized by the Assistant Director of Facilities – Field Operations.

Work within a team or as an individual on job sites.

Meet contractors and vendors onsite to ensure work completion.

Safety and Emergency Response

Provides first line 24‑hour response to emergency repairs at all residential sites as needed coordinating facility‑related emergencies, working closely with relevant teams and authorities.

Maintain cell phone contact on evenings and weekends, as needed for emergency response.

Ensure physical plant safety protocols to safeguard the well‑being of residents, program participants, staff, and visitors.

Follows all Blood‑borne Pathogen Control standards (gloves, masks, proper hand washing, etc.) at all times, without exception.

Utilize proper Personal Protective Equipment (PPE).

Participate in all Professional Development Trainings.

Obtain OSHA 10 hour within 6 months and OSHA approved PPE training within 3 months.

Preventative Maintenance

In conjunction with the Assistant Director of Facilities – Field Operations recommend proactive preventative maintenance issues in a timely and effective manner.

Report issues in the upkeep of equipment, systems, and structures to help prevent potential issues.

Repairs and Maintenance

Maintain and repair residence interiors, ensuring hazard prevention and compliance with applicable regulations and codes, including but not limited to: handyman duties, tile installation and repair, floorcare, toilet repair, drain repair and snaking, plumbing repairs, electrical repairs and improvements, carpentry and painting, moving and assembling furniture, garbage removal, HVAC repair, lock repair, plaster repair, sheetrock install and repair, cabinet repair and replacement, and other duties as assigned.

Maintain and repair residence exteriors and grounds ensuring hazard prevention and clean well‑kept appearance as required including but not limited to: landscaping, snow removal, painting, gutter cleaning, carpentry, basic masonry, carpentry, siding repair, and other duties as assigned.

Agency Vehicles & Driving Responsibilities

Provide care and upkeep to assigned equipment vehicles; ensuring that they are free of hazardous conditions; maintaining them in a secure and protected location and in good condition at all times.

All HeartShare staff using agency owned/leased vehicles must drive in a safe manner at all times and follow all applicable state and city motor vehicle laws.

Attend Driver Training classes, as required.

Be aware of and abide by all agency vehicle‑related policies.

Persistent violations will result in Performance Discussions and possible disciplinary actions.

HeartShare Tool Care

Provide care and upkeep of assigned tools.

Maintain equipment and tool inventory.

Ensure daily proper safe storage of tools and equipment.

Automated Facilities Management

Utilize an automated facilities management system (TheWorxHub) to manage work requests, track maintenance tasks, and log preventative maintenance needs through scheduled work orders.

Ensure that if no approved work order is issued that work does not commence, with the exception of emergency situations.

Record work order progress in TheWorxHub system on assigned work order requests, maintenance and completions as required by submitting detailed descriptions and photos; including routine maintenance schedules, and project progress reports.

Collaboration and Communication

Maintain clear communication with staff, residents, and external stakeholders regarding facility matters.

Communicate with agency Maintenance teams, fostering a collaborative and efficient team environment.

Qualifications

High school Diploma required.

A valid driver’s license is required.

Minimum of 3–5 years of maintenance work, ideally in a nonprofit or healthcare setting.

Thorough knowledge of Handyman Duties, basic plumbing, basic carpentry, basic electrical, building codes, ADA regulations, and safety standards.

Demonstrated skills, with a track record of successfully executing scope work and fostering a positive work culture.

Proficiency in utilizing automated facilities management systems, such as TheWorxHub, for work order tracking, preventive maintenance & asset management.

Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
