Job Location: This important role supports our Dayton Single Family Homes in Dayton, Ohio
Position Type: Full-time and the ability to be on call to support our residents for emergencies
Pay Range: Starting at $22+ / HOUR – Pay depends on experience level -- we believe in a culture of transparency

Collections Specialist Overview The Collections Specialist is responsible for managing and reducing delinquent resident accounts in compliance with affordable housing regulations, company policies, and Fair Housing laws. This role involves proactive outreach to residents, negotiating payment arrangements, and collaborating with property staff to maintain strong financial performance and resident relations.
Summary of Responsibilities
Assist with accomplishment of financial objectives by collecting rents
Daily call, texts, and emails to contact specified delinquent residents
Ensuring every delinquent resident is contacted no less than 3 times a week (between the assistant manager and the collections specialist)
Daily/weekly visits to delinquent resident apartments to discuss rental accounts and monitor occupancy
Positive attitude and work with the residents to educate them on the importance of stable housing
Work with nonprofits to offer financial planning and budgeting to the residents
Assisting delinquent residents with referrals to agencies
Follow up with delinquent residents and those agencies at least weekly (once in process)
Entering all delinquency notes/memos into Yardi at each contact point
Posting rent payments the same day they are received
Monthly progress with collections with a goal of achieving 97% collections each month
Monthly progress to achieve 90% economic occupancy
Sending all late payment notices and correspondence
With approval from CM, filing dispossessory actions with CSS in accordance with PVHP guidelines
Monitoring and follow up with all dispossessory actions
Follow up with CSS/Attorneys for court actions on late payment
Follow up and monitoring/scheduling of physical evictions
Daily/Weekly reporting as outlined by CM/AM/RVP
Daily huddle with CM and ACM to update activities/challenges/successes
As time permits, work with the Director of Economic Occupancy to determine the best course of action for past residents
Ensure physical condition of properties regularly meet community standards and adhere to all Fair Housing laws
Successful Candidates Will Have
1+ years of experience in property management, accounts receivable, or collections, preferably in affordable housing (LIHTC, Section 8, or similar programs)
Availability for at least 2 Saturdays a month
Prior experience with YARDI preferred
Strong communication, negotiation, and problem‑solving skills
Organized, detail‑oriented, and able to manage multiple priorities in a fast‑paced environment
