Job Title: Contract Maintenance Manager (MO).

Essential Duties and Responsibilities:

Responsible for day-to-day onsite facilities management for a government medical treatment facility program up to 2 million square feet.

Oversee diverse team of managers, supervisors, technicians, and administrative staff.

Ability to be on call 24/7/365 in response to facility emergencies.

Ensure staff and subcontractors adhere to management plans and processes, including safety and quality requirements.

Direct scheduling and completion of preventive maintenance, repairs, and project work.

Coordinate closely with customer Facility Management points of contact in providing formal and ad hoc reports, scheduling services, sharing program status, and making best practice recommendations.

Ensure work is completed in compliance with contract requirements, healthcare codes and regulations, budgets, and performance standards.

Resolve conflicts, identified deficiencies, and issues following reporting and corrective action requirements.

Maintain program documentation and records for The Joint Commission (TJC) requirements, contract deliverables and plans, training, staff certifications and licenses, and permits.

Conduct staff training, safety briefings, and quality inspections.

Provide subcontractor and vendor management, including performance reviews and necessary follow-up actions.

Has overall responsibility for the quality control management program.

Responsible for implementing and assuring compliance with the Quality Control Plan (QCP).

Monitors the performance of the Quality Control activities and provides remedial training as necessary.

Establishes and documents a Quality Control Training Plan.

Qualifications:

Technically qualified in Healthcare Facilities Maintenance Management with a minimum of five (5) years’ experience in medical/health care (bedded-inpatient) facility operations and maintenance, including two (2) years of supervision of a diversified workforce for 24/7/365 operations.

Working experience with PWS, NFPA, EPA, TJC, CMS, OSHA codes.

Experience with Joint Commission compliance (maintenance and documentation for Environment of Care and Life Safety) as required for healthcare.

Formal training related to TJC Environment of Care / Life‑Safety Code standards.

Preferred: At least two (2) TJC survey experiences.

Preferred: Experience using DMLSS CMMS.

Preferred: ASHE Certified Healthcare Facility Manager (CHFM) certification.

Strong oral and written communication skills.

Completion of OSHA 30 preferred.

Proficiency in English.

Minimum of two (2) years of experience in quality control evaluation and reporting in construction or facility management work.

Minimum of two (2) years of experience working in comparably sized health facilities.
