Job Title Contract Maintenance Manager (NC)
Location Fort Bragg, NC
Position Summary EMCOR Government Services is seeking a talented Contract Maintenance Manager (CMM) for a bid proposal for a large healthcare government facilities program. The CMM will manage operations and maintenance (O&M), repair, minor construction and sustainment contract for a large healthcare government facilities program. The CMM shall be responsible for the performance of the work and have full authority to act for the contractor on all task order matters related to the daily operation of this task order. The CMM will serve as interface between the customer and the company, delivering exceptional site leadership, customer service, positive employee engagement and compliance with applicable local, state and federal requirements while meeting safety and quality performance requirements. *This position is contingent upon contract award.*
Essential Duties And Responsibilities
Responsible for day‑to‑day onsite facilities management for a government medical treatment facility program.
Oversee diverse team of managers, supervisors, technicians and administrative staff.
Be on call 24/7/365 in response to facility emergencies.
Ensure staff and subcontractors adhere to management plans and processes, including safety and quality requirements.
Direct scheduling and completion of preventive maintenance, repairs and project work.
Coordinate closely with customer Facility Management points of contact in providing formal and ad hoc reports, scheduling services, sharing program status and making best‑practice recommendations.
Ensure work is completed in compliance with contract requirements, healthcare codes and regulations, budgets and performance standards.
Resolve conflicts, identified deficiencies and issues following reporting and corrective action requirements.
Maintain program documentation and records for The Joint Commission (TJC) requirements, contract deliverables and plans, training, staff certifications and licenses, and permits.
Conduct staff training, safety briefings and quality inspections.
Provide subcontractor and vendor management, including performance reviews and necessary follow‑up actions.
Qualifications
Technically qualified in healthcare facilities maintenance management with at least ten (10) years’ experience in medical/health‑care (bedded‑inpatient) facility operations and maintenance, including two (2) years of supervision of a diversified workforce responsible for 24‑hour (24/7/365) operations, maintenance and repair of medical facilities. Alternatively, a BS Degree in engineering disciplines, registered as a Professional Engineer in the United States, with five (5) years’ experience in medical/health‑care facility operations and maintenance, including two (2) years of supervision of a diversified workforce responsible for 24‑hour (24/7/365) operations.
Working experience with NFPA, EPA, TJC, CMS, OSHA codes and standards.
At least five (5) years’ experience with The Joint Commission compliance for maintenance and documentation, including CMMS work requests and supporting testing/certification/verification documentation for Environment of Care (EOC) and Life Safety (LS) compliance.
Formal training related to TJC Environment of Care / Life‑Safety Code standards.
Experience with The Joint Commission surveys.
Experience using DMLSS CMMS preferred.
American Society for Healthcare Engineering Certified Healthcare Facility Manager (CHFM) certification required.
Strong oral and written communication skills.
Completion of OSHA 30 preferred.
Must be able to read, write, speak and understand English.
