Lead Maintenance

Franklin Companies . This position is based at Guadalupe Crossing and Comfort Place Apartments, located in the scenic hill country near Kerrville, Texas, and requires working at both properties. Responsibilities
Inspect buildings and grounds regularly, identifying repairs needed and following up accordingly. Perform routine maintenance such as plumbing, painting, lightbulb replacement, and unclogging sinks and toilets. Supervise and schedule housekeeping and laundry staff. Test fire protection systems and water temperatures, maintaining logs as required by code. Manage contracted services including landscaping, security, and pest control. Troubleshoot and repair HVAC systems. Complete annual preventative maintenance tasks. Inspect vacated units and prepare them for new residents. Assist with move-ins and move-outs. Conduct safety training and fire and evacuation drills. Maintain company equipment in good working order. Schedule and Requirements
The regular work hours are 8:00 am to 5:00 pm, with on-call duties during evenings and weekends, and availability for after-hours work as needed. Strong time management and prioritization skills. Ability to work independently and supervise others. Knowledge of housekeeping and laundry procedures or ability to learn quickly. Patience and appropriate interaction with residents with cognitive challenges. Minimum Qualifications
Extensive HVAC knowledge with HVAC/EPA certification. Electrical training and certification. Experience or training in plumbing and carpentry. Make-ready experience. Valid driver’s license. Additional Details
