Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Job Description Essential Responsibilities

Completes assigned work orders from resident requests for service and preventative maintenance by diagnosing defects, making repairs per policy, procedures, safety standards, and code requirements.

Completes the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, maintenance tasks, and final inspection.

Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the property’s maintenance department, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.

Completes documentation and paperwork accurately and promptly to ensure service requests are appropriately recorded and tracked.

Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.

Supports cost‑cutting and expense control by repairing rather than replacing parts when possible, avoiding wasteful use of materials, and correctly using tools and equipment.

Other Responsibilities

Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.

May inspect work performed by contractors, vendors, and other service providers to verify that materials and services meet quality standards, scope, and specifications.

Service Technician

Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property’s condition, and communicate concerns about the physical needs of the property to management.

Physical Demands

Stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

May require rare or regular travel to assist other properties, attend training classes, business meetings, or other situations necessary for the role.

Work a flexible schedule, including calls during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).

All state and local jurisdiction certifications (applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property, depending on property size.

The hourly range for this role is $22.00 – $24.00.

Additional Compensation

Corporate positions: eligible for a quarterly or annual bonus program based on individual and company performance.

On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
