Pay Range Hourly: $25.00 – $37.00 per hour

Position Overview As the Maintenance Supervisor, you are the leader of the property's maintenance team, responsible for upholding the quality and safety of the entire community. This role blends hands‑on technical work with strategic supervision, guiding your team, managing property upkeep, and ensuring an exceptional living experience for our residents. You will also respond to after‑hours on‑call emergencies on a rotating schedule.

Key Responsibilities

Team Leadership: Lead, train, and supervise the on‑site maintenance team. Manage daily schedules, assign work orders, conduct performance reviews, and foster a professional, team‑oriented environment.

Hands‑On Maintenance & Quality Control: Oversee and perform advanced maintenance and repairs in HVAC, plumbing, electrical, and carpentry, ensuring all work meets Westland's high standards.

Operations Management: Manage the property's work order system from start to finish, coordinate and inspect outside vendor work, and oversee the "make‑ready" process for timely unit turnover.

Budget & Inventory Control: Assist the Community Manager with budget management for maintenance operations, control inventory, and order necessary supplies and parts to maintain efficiency within budget.

Qualifications for All Applicants

2-3+ years of experience in a maintenance supervisory role in a residential property setting.

Demonstrated experience supervising one or more employees.

Advanced hands‑on knowledge of HVAC, plumbing, and electrical systems.

EPA Universal Certification.

HVAC Certification (required for positions in NV, TX, and San Bernardino County, CA).

A valid Driver's License and reliable transportation.

Ability to participate in an on‑call rotation for emergencies.

General computer skills for managing work orders and reporting.

For Higher Levels (II‑V):

Additional experience managing progressively larger properties (200–750+ units) and teams is required.
