Full-Time, Onsite Position Overview
The Maintenance Supervisor is responsible for overseeing all aspects of property maintenance operations. This role ensures that the property is maintained in excellent condition, service requests are completed promptly, and preventative maintenance programs are executed. The Maintenance Supervisor will lead a team of technicians and vendors to deliver a safe, clean, and well‑maintained environment while controlling costs and ensuring compliance with company standards, local regulations, and safety requirements. Must have multifamily experience. Key Responsibilities
Leadership & Oversight
Supervise maintenance staff, contractors, and vendors to ensure timely completion of work orders, unit turns, and capital projects.
Provide training, guidance, and performance feedback to the maintenance team.
Schedule and delegate daily tasks, preventative maintenance, and emergency repairs.
Maintenance & Operations
Perform hands‑on maintenance work as needed, including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
Oversee unit turns to ensure apartments are ready on time and within budget.
Maintain accurate records of work orders, inspections, and supply usage.
Conduct regular property inspections to identify and address issues proactively.
Compliance & Safety
Ensure compliance with OSHA, EPA, fire, and local building codes.
Maintain MSDS sheets, safety logs, and ensure team follows all safety protocols.
Respond to after‑hours emergencies as required.
Budget & Inventory Management
Assist in preparing and managing the maintenance budget.
Order and maintain adequate inventory of supplies, tools, and equipment.
Negotiate with vendors and contractors to maintain cost control.
Service
Deliver excellent customer service by responding promptly and professionally to requests.
Communicate effectively with staff regarding maintenance schedules and updates.
Qualifications
High school diploma or equivalent (technical or trade certification).
Minimum of 3–5 years of property maintenance experience, with at least 1–2 years in a supervisory role.
Strong knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
Valid driver’s license and reliable transportation.
Ability to work flexible hours, including on‑call rotation.
Strong organizational, problem‑solving, and leadership skills.
Proficiency with maintenance management systems (UpKeep, Yardi, Similar).
Physical Requirements
Ability to lift up to 50 lbs., climb ladders, bend, stoop, and work in confined spaces.
Must be able to stand/walk for extended periods and work in varying weather conditions.
