Associate Construction Manager

$110,000.00/yr - $120,000.00/yr Job Summary:
The Associate Construction Manager is responsible for managing capital projects and overseeing landlord work and tenant improvements for Jamestown’s properties. The role reports to the VP of Development and Construction and requires a strong technical understanding of Mechanical, Electrical, and Plumbing (MEP) systems to coordinate complex building infrastructure projects. Minimum Qualifications
Bachelor’s Degree in Construction Management, Architecture, Engineering, or a related field from an accredited university. Four or more years of experience in construction management, or an equivalent combination of education, training, and experience. Essential Job Functions
Capital Improvements Project Management
Manage design and construction of capital improvements and tenant improvements for Jamestown’s assets. Coordinate internal Jamestown team members and external consultants such as architects, general contractors, engineers, and consultants. Collaborate closely with MEP engineers and contractors to ensure proper integration, functionality, and compliance. Develop and monitor project schedules, budgets, and pricing; review and approve construction draw submittals and invoices. Represent owner in regular construction meetings, track issues and coordinate project documentation. Manage contract drafting, editing, and execution for consultants. Coordinate project permitting and lead contractor selection/bid process. Oversee onsite construction progress, assist with troubleshooting, and enforce contractor compliance with building operations standards. Forecast monthly cash flow under senior CM supervision. Assistance with Jamestown Retail and Office Leasing
Assist leasing team with lease outline drawings and construction support. Coordinate tenant drawings and approvals from lease signature through occupancy, including landlord and tenant improvements. Review tenant drawings as requested by Property Management. Prepare budgets for landlord work. Other Important Functions
Perform other related duties as assigned. Travel and special events outside of standard business hours may be required. Materials and Equipment Used
