Senior Maintenance Supervisor

Pay Range:
$28.00/hr – $37.00/hr (base pay only). Actual pay will be based on your skills and experience.

Job Summary:
The Senior Maintenance Supervisor will perform routine and preventive maintenance and repair procedures on properties, mechanical, equipment, and utility systems. Under the direction of the Community Manager, the role requires coordinating and supervising the work of employees and vendors in the general maintenance of buildings, grounds, and equipment, including electrical, plumbing, mechanical, and related systems.
Responsibilities:
Perform and oversee minor and major repairs of all equipment across the property.
Perform and oversee preventive maintenance procedures on building mechanical equipment on a scheduled basis.
Perform and oversee minor electrical maintenance, including fixture replacement or repair using appropriate hand, power, and specialty tools.
Perform and oversee minor plumbing maintenance, including leak repair and drain unclogging.
Perform and oversee minor painting, carpentry, and masonry work, including surface preparation and application of paints, stains, and varnishes.
Maintain cleaning rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas.
Inspect belts, check fluid levels, replace filters, grease bearings, seal bearings, and perform general mechanical equipment maintenance.
Coordinate renovation and maintenance of existing facilities and the construction of new facilities.
Install electrical wiring and equipment during remodeling projects and replace or repair wiring as needed.
Respond to emergency maintenance requests as required.
Maintain records of scheduled maintenance procedures and document work orders.
Coordinate and inspect major contract work on electrical, plumbing, and mechanical systems in all health department locations.
Assign and monitor the work of vendors to ensure company standards are met.
Qualifications:
2-3 years as a Maintenance Supervisor or similar position.
Experience supervising maintenance operations of a 100–200 unit property or larger.
Experience supervising 1 or more employees.
Advanced knowledge of HVAC, plumbing, and electrical systems.
Experience using electrical tools and reading technical manuals and drawings.
Ability to monitor work orders, supplies, stock management, and follow an effective reporting system.
Work within a certain budget and effectively maintain reports.
General knowledge of basic computer skills.
Education:
High school diploma or GED (preferred).
EPA certification required: Universal Certification.
Certificate in plumbing, refrigeration, HVAC, or other technical studies (preferred).
Additional Requirements:
Troubleshooting abilities for HVAC, electrical, plumbing, and general property maintenance.
Standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing; frequently lift and/or move items over 75 pounds.
Specific vision abilities: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.
Must be able to work flexible hours.
Possession of a current and valid motor vehicle driver's license and EPA certification.
Supervisory Responsibilities:
Assign and inspect the work of other maintenance, janitorial employees, and vendors using company computer software.
Conduct ongoing training focusing on electrical, plumbing, HVAC, refrigeration, and general maintenance.
Maintain records and oversee performance of all work orders using computer software.
Review and analyze performance reports and work order completion.
Meet company standards and goals regarding WOs, vacant units, and property appearance.
Conduct timely meetings with maintenance staff, set weekly goals, and provide support to accomplish these goals.
Manage and maintain daily, weekly, and monthly checklists and equipment maintenance records.
Initiate an efficient reporting and tracking system to supply and vendor orders; communicate with vendors.
Communicate efficiently and effectively with employees and management teams.
Report to the Community Manager on a daily basis.
