Maintenance Supervisor – Asset Living Location: Bryan, TX.

Asset Living is a third‑party management firm founded in 1986, delivering exceptional value to a diverse portfolio of multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing communities across the United States.

This role oversees all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The supervisor works alongside the Community Manager to ensure staff and vendor activities maintain the property.

Maintain comprehensive maintenance management and documentation.

Attend on‑site daily; coordinate, schedule, and respond to resident and management requests and work orders.

Ensure all repairs and replacements for common areas and units.

Inspect grounds, buildings, and other community features daily to identify hazardous conditions.

Manage and order maintenance supplies inventory while adhering to budget guidelines.

Maintain and extend a preventative maintenance program.

Maintain a well‑organized maintenance shop adhering to safety and OSHA guidelines.

Implement hazard communications program; teach safe work practices.

Participate in unit inspections, on‑call emergency response, and support general upkeep of office and common areas.

Plan and use property resources, equipment, and supplies economically.

Direct maintenance, construction and rehabilitation activities for quality and expediency.

Supervise, train, schedule maintenance staff; monitor performance and provide coaching.

Provide community manager input on performance evaluations.

Promote quality job performance and maintain customer service standards.

Enforce community policies and maintain consistency in resident interactions.

Qualifications

High School Diploma or Equivalent.

EPA & CPO certification required; HVAC certification desired.

Basic computer skills and ability to use on‑site software.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Requires moving, lifting up to 100 lbs, operating equipment, and working in various environments, including stairs, ladders, tight spaces, outdoors, and hazardous chemicals.

May require on‑call overtime, weekends, and nights.

License/Equipment

Reliable transportation required for on‑call emergencies.

Salary Range : $21 per hour to $25 per hour.
